Offer made and waiting for reply

  • Hi,

I was meant to hear from EA first thing this morning. 10am came and went so I started browsing houses again. I lose my rental property on 30 Oct so I have to decide pretty soon whether to buy and short term rent until completion, or rent again for 6 more months.

About 11am I left a message for EA and was told he was out on viewings. I explained that I was calling about my offer made a week ago and otherwise I would start booking appointments to view other properties.

By 11.30 I decided sod it and started making appointments - as I can go today/Thursday, but am then in Nice for several days for a hen do. I got one appointment confirmed for tonight already.

Then at 12.30 I get a call from EA saying Yes we are all agreed at £155k and can he have my solicitors details. Vendor is just deciding whether to use the solicitors he recommended. So I have instructed solicitors and need to sort out going back to the bank, but...

I just don't feel as excited as I thought I would be. I think its because they made me wait so long I convinced myself it wasn't going to work out. Has anyone else had this?

Think I just feel a bit messed about- although maybe that's a bit unfair.

I think this is a natural reaction It feels the same when you get an offer when you sell too. You wait and wait and then is a bit of an anticlimax Hope it all works out for you

Oh that's great news! I can understand where you're coming from, but hopefully you'll feel better about it once it sinks in, and things start moving on.

For us, our third offer was refused after waiting 5 days, so we have said that's it, but wondering now if we should have offered a bit more, it's not my ideal house but did tick some of the boxes, we are going to see if there's any response from the vendor over the next few days, and then think again about maybe offering a bit more. The vendor won't say how much he wants, just keeps saying what we offer isn't enough, which doesn't really help much! :o

Oh that is a bummer cheeselady. Maybe if it doesn't tick all of your boxes its just not meant to be. I guess it depends how much you need to move.

I think you're right it just hasn't completely sunk in, especially after I changed my mindset to viewing new properties. Tempted to still look at the new ones, even though logically I know this house is in the better location than new house #1 and has much better room sizes than new house #2. Maybe I should just to put my mind at rest about picking the right house?

Then again if they had called me "first thing" like they said I would I never would have been looking.
  • Yeah definitely a natural reaction Whirlee. It will become more exciting once you've exchanged and can start properly planning all the things your going to do in and to your new place!

We've been through a similar thing with the place we're buying. Offer accepted quickly but then 2 months to exchange because the vendors couldn't get their act together + 1.5 months from exchange to completion at the vendors' "request". We do walk / drive by the new place every week or so just to keep the excitement levels up tho'!

Congrats and keep us updated on the process.

    Cheers

PS Oh and enjoy the hen in Nice, that just has the potential for carnage written all over it! Although Nice can be quite expensive
  • Hi Cheeselady,

Sounds to me that he is messing around a bit. Same thing happened to me. I put in an offer on a house and it was rejected then put in another offer for 1000 more and that was rejected to with the lovely owner saying don't contact him again till I could offer 155k, so that put me right off. No need for that at all imo.

If you can afford to go higher then that's obviously up to you but I would let him stew for a while and keep looking as I kept looking and a few days later found the house on the same street I am in the process of buying. Whatever you decide good luck!!

Whirlee great news on having the offer accepted, I was actually very excited to hear I had my offer accepted but there is a kind of let down feeling. But just think what you can do in your new house and everything you want to do with it etc. I have finally managed to secure a mortgage subject to valuation so I am over the moon at the mo :D:D But now I have the valuation and full survery to wait for :(

Oh good news AFK. I need to see my mortgage guy too, not sure when, due to work commitments and Nice. I think it might be more exciting when I can tell people (at home alone today) and when I can take my Mum to have a look around!

Actually just telling you guys is making it more exciting.

Amblondon - don't worry I'll definitely do some stalking of the house while all the legal stuff goes on. When my parents bought an empty property years ago we used to go round and sit on the verandah!

Thanks, we are renting at the moment, contract ends in April, but could extend it but would rather buy sooner rather than later, so we can stop paying rent and have the money for other things.

If this house is a better location and also has better room sizes, then I would say it's win-win! ;) Don't get me started with agents, the one we have been dealing with has been useless, never rang us back when he said he would, we even waited 2 days longer than he promised to ring back, and then still had to ring him and he 'had just got off the 'phone from talking to the vendor' Rubbish!

I would rather a vendor say how much they wanted, instead of wasting everyone's time by just saying 'it's not enough', it just doesn't give us a clue, but guess he thinks that if he gives us a figure, he might shoot himself in the foot, and have lost the chance of getting any more. Our second offer they said they would think about it overnight, then rejected that, then our 3rd offer took them 5 days to decide, they either have problems making decisions or are just having a laugh. Glad to hear that you've got your mortgage, it's a step in the right direction and good luck with the valuation/survey!

Agree with vendor saying how much they want - when we sold our house the offer was less than we wanted but we got back straight away and said what we were looking for and suggested we split the difference - our buyers agreed. It took a day because we were in California and there's an 8 hour time difference.

On our new property the vendor accepted our offer while we were sitting the EA's office - though it was the asking price! But it had been reduced by £40k when their original buyers had to pull out - it was a good price at the original asking price and with £40k knocked off it was a bargain.
  • Just an update - had my mortgage agreed over the weekend. The bank sent me a text while I was in Nice, bit of a surprise it was so quick.
