Offer made and waiting for reply

Hi,

I'm new to this area of the forum. I just made an offer on my first house this morning, at 9.10am and still waiting to hear back from the agent. Very nerve racking. I don't know if they've not got hold of the vendor (it is Monday morning presumably she's at work), or if they're playing silly !!!!!!s trying to unnerve me.

This is worse than being a teenager waiting for a boy to call you.

I think I made a fair offer though its on at £157k, been on since end of June with two offers that fell through because of mortgage problems, and I offered £154k, but with a couple of conditions (fix fence etc.).

Trying to work, but on tenterhooks!

Is it normal to wait ages for a reply? On Location, location, location they don't even finish their pints!

Really?! When my parents bought houses we heard back straight away.
  • It depends, if they can get hold of the vendor or if the vendor wants to think it over.

You'll probably hear by the end of the day, but don't bank on it.

Then go to the pub n see how many you get through would be my suggestion.

An hour and a half isnt ages probably would expect not to hear anythin till tomorro at best really.

Youll be really bad when it comes down to solicitors and the banks the offer is the easy bit!!

O and good luck, exciting times!

Patience isn't my greatest virtue :o
  • If it's any consolation, my guess is that your offer will be accepted. I would snatch the hands off of anyone who offered me £3k below my asking price in the current climate.
  • Hey there, good luck on the offer. Where abouts are you buying? I too was impatient when I put in my first ever offer but on the offer I got accepted on it took 2 days for an answer to come back. So try and do something in the mean time to take ur mind off it.

It's south east London. I've been looking for a while, but this is the only offer I've made.

I think I'm extra nervous because I'm buying on my own so there's only me to stress about it. Trying to work, but this morning's caseload is a bit of a snore!
  • Well hopefully the EA will get back to you soon but if not keep looking at properties as you never know whats out there, it could be even better than the one you have offered on. Thats what happened to me, I too am buying on my own, and have been looking for around a month in the Crawley/Gatwick area. Found one 3 bed terrace i like and offered on but the owner was playing around so I kept looking and found another 3 bed terrace in the same street in much better condition for less than the other house lol. So good luck and let us know what happens.
  • Good idea. The market is pretty static in the area where I'm looking, but I'll keep checking for new instructions.
