Argh driving me insane.
Take your mind off of it. Keep yourself occupied doing something else, - you'll lose sleep and drive yourself mad.... - then you'll end up giving her a single grand under asking, - which, in the current climate, is utter, utter, madness.
Even if she does accept, you'll have to wait for it to be surveyed by the lender (they might come back and say it's only worth 145k, who knows!), - then you'll have to go through the entire buying process up until exchange, - not to mention actually moving house.
It's a long game, - take your time, chill out, and get your thoughts and head thinking about something else

Nope nothing since 3.30 yesterday when I held firm at £154k.
My plan is to wait until 11 then phone to ask whether there is an answer to my offer, otherwise I need to start booking viewings for the rest of the week.
The trouble is I think the house is priced very competitively and I would be happy paying more, but don't want to be a push over early days because then they will continually try and push me up and up as the sale goes through.0 -
Just had offer rejected. Made a point of being FTB and finances tight etc. and offered £155k.
Trouble is I know she's had offers at £155k and £157k before but they've fallen through.

£3k under the asking is not alot so they'd probably be stupid not to go with it! ... Because that was your first offer they probably thought you were willing to go higher. Well done on sticking with your offer!
Its sooo nerve racking but try and sit tight and not ring them too much because you'll end up looking like yor desperate to get that house and they will begin to think you will pay more for it!

Just seen that your offer has been rejected ... If you know that she has been offered £155k before and has accepted but it has fell through then I'd try and make the point that you're a first time buyer and have no chain and £155k is as much s you're willing to pay! Thanks - I think they'd be silly too, but I expect having had a higher offer in the past would be difficult to cope with. I just wish they wouldn't take so long about things. So far I've managed to wait them out.0

Doesn't matter what she's had before. It's absolutely irrelevant. That offer's no longer in play.
I had my last house up for £250k - had an offer at £248k. The chain collapsed and the buyer pulled out. For a quick sale (which ended up taking 5 months!) to get the house we wanted, I accepted £230k. C'est la vie.
