People here often say they want to see floorplans, perhaps for a genuine logistical reason rather an excuse to nitpick ... but ask any agent ... people don't always buy what they say they want. Remember the Location Location programme? What buyers insisted was essential at the start of the search was very likely to be absent from the house they eventually bought!
It's the heart that rules so don't give someone an opportunity to dismiss your house without even viewing.
Tricky one - in my opinion the fact that the kitchen is at the front (very useful when it comes to unloading shopping from the car as the fridge is about two feet from the front door) and the living room is at the back (quieter, more private and flows nicely into the conservatory which then goes into the garden) is a good thing.
The description says that the living room gives access to the conservatory, so shouldn't people be able to work out the layout from that?

Personally I haven't wanted to look at houses that are joined like that to the next door neighbour - like in an L shape. I'm sure there is a technical term! So I would take a picture from just the front (or side even!) of the house if thats possible. While the house is clean and rooms are spacious for a two bed in my opinion, for me, it lacks personality/style. We sold our house after one week - sold for £100k - and I tried to colour coordinate every room, matching curtains and cushions, flowers etc. - kinda took inspiration from new build showhomes. At that price you are probably going to attract FTB who are also looking to purchase a "lifestyle" as well as their first home.0

Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
If you are planning to upsize the new house will cost more.
If you are planning to downsize your new house will cost more than it should

I'd agree with getting some colour in there! It's a lovely house, very nicely decorated but a bit, well, boring. There's not a single bit of colour or pattern in the place. Ikea, Primark or Asda all do very cheap and colourful just little touches like throws and cushions for the beds (actually I always use a sheet to co-ordinate as a throw and fold it under at the bottom as they're so cheap from primark, they always have other things in the exact colour and are lovely and plain).0

This is one of the problems you are up against. I suprise myself at what puts me off even considering some homes. Women eh :rotfl:0 -
Personal opinion, if I was minded to view, I would look at a floorplan before making my viewing decision. But I would not bother looking at a virtual tour. It is sort of wonderful that technology exists to do such things, but it is best reserved for visualising the inside of a nuclear reactor or caves in Antarctica where you could not easily go. I suppose it is just about useful for selling to a Russian oligarch, who does not come your way very often.They have offered to do a floor plan or virtual tour at a cost of £94 + VAT and £99 + VAT respectively. Does this sound about right? Looking at the other properties on their books, none of them have floor plans so it's clearly not something they normally do, but what I'm wondering is, do I definately need one, or am I throwing good money after bad? I can see myself paying out for this and then a further £200 to change agents in November, which I'm very tempted to do if the lack of viewers continues.
Mrs Shadow and I trawled through listings of 20,000 houses in finding our present property. These were all brought up by our Rightmove search criteria. Most were dismissed on the thumbnail summary. We then read the Rightmove details for about 1,000 and chose our viewing candidates from there. At no time did we open a virtual tour, nor did we feel we needed to.
