I don't know what price unfortunately as i don't know your area at all, but no viewings in nearly 3 months and a quick search of your area on rightmove shows you have a lot of competition for 2 or 3 bed houses.
The market is slower, but shows no signs of getting any better.
Why would someone purchase your house out £100,000, when the below property is under offer at £94k and is a larger 3 bed. (again i don't know area, but most people would probably rather live in a bigger house in a slightly less popular area, when comparing what you get for your money)

That house is a repo, in need of modernisation (agents words not mine), has timber single glazed windows and has no conservatory. Ignoring the number of bedrooms you'd need to spend thousands to update the kitchen and/or bathroom, replace the windows and add a conservatory. My house needs no work at all.
Does the addition of a tiny 3rd bedroom really make such a difference?
I'm not trying to start an argument, this is a genuine question as I am curious as to how buyers think, as I mentioned earlier I had the choice of a small 3 bed or my current 2 bed for the same price and chose the 2 bed because the downstairs layout offered more living space, am I in the minority for thinking this way?0 -
Extra bedrooms do add value.
I only picked that other house has an example, plus it has an offer on it, work needed or not.
As said, once your home is marketed at the right level, you will get the viewers through the door.0 -
Very nicely presented Jamie, decorating looks all top notch and appealing. Seems like excellent value compared to my neck of the woods, that would sell in a heart-beat at twice the price around here. As other posters have mentioned, a price reduction would help (it always does), however unless your desperate I would try a small drop to something like £99,950 at first and see what happens over a month.
Buyers are looking to get as much as they can for their money these days, particularly as first time buyers at the moment are struggling to get finance. Your house looks ideal for a first time buyer so focussing the price into their price bracket seems your only barrier.

I've had 50 viewings since mid-June I kid you not.
First offer from someone in a position to proceed on Friday, some 10 weeks later. Really spoilt my summer.
Dropped £30k (should have done it day one).....sadly, the hard truth is that buyers are more astute and have the whip hand.
How much do you want to move? How bitter a pill would it be to drop to £90k? I think this is where you will end up so if you really do want to move, take the hard step now and you'll get interest and thereafter a buyer.
In a year's time, you could be happily moved and really not at all bothered about the extra few thousand....

4) Remove the reference to the boiler being in the cupboard in the bedroom
Don't really see the point of this as the boiler will still be in the master bedroom, are you hoping no one will notice? Don't think I'd want a boiler in the bedroom so would be a waste of time if I found out late on. Your property is so nicely decorated any buyer would want the benefit of it all being done and therefore not want to relocate the boiler so I guess you are wanting someone who won't mind a boiler in the master bedroom. I like the pond.0 -
I think it's a lovely house. Very nicely done and well maintained, you clearly take a lot of pride in it, lots of downstairs living space and you wouldn't have to do anything to it when you moved in. It's all about the price. I've been watching a lot of houses on rightmove with property bee and as soon as the price drops to what the house is realistically priced at in this market the house shifts. For example we're in the process of buying a house, they dropped the price twice before we even thought about getting through the door and then settled another 5% under that and they've done alright for themselves I know - a house up the road had to drop the price by 11% to sell it but it did sell. Therefore You'll be able to sell it if you price it right. There's nowt wrong with it. As for the pond - I like it. Keep it there as it's a nice feature and if a family moves in they can fill it. The bunk beds - I'd take another picture of it with a double bed in it and get a floor plan up. That done and a price change it'll sell.0

Dropping to £90k would mean offers in the £80's which to be honest is giving it away, not to mention negative equity. It's got to be worth something in the £90's surely.0 -

I should explain, the boiler is in what was the airing cupboard after the hot water cylinder was removed which isn't that unusual, it's just that the airing cupboard happens to be in the bedroom.
It's not that I'm hoping no-one will notice, but if I remove it from the advert it's one less thing to put people off, and if someone likes the house but has a problem with the location of the boiler I can offer to move it into the loft.0 -

i meant sell @ £90k
it took me ages to recognise this, but its a horrible market at the moment; why wait six months to drop the price when clearly it is currently too much right now?
if it werent it would be under offer by now.....0
