Like everything else these days you need to stand out from the crowd. Have you considered shooting a walk through video?
Ask your agent if they provide the service/can load it to their website and if not, consider making and marketing it yourself. Good luck!!0 -
If I was looking on Rightmove for a property to buy. There are 3 bed properties at a lower price in the area. So I would discount even viewing yours.
Market has changed since 2005 when you bought. Buyers are far fewer in number.0 -

One thing I did wonder was whether mentioning the pond in the advert was putting people off? I love it and is one of the reasons I bought the house, but I realise it can put off families. I suggested to the agent that they remove any reference to the pond from the advert, leaving it as a suprise for any viewers. They would either love it, or if they objected to it I would offer to fill it in. They agent advised against it as they saw it as being the house's unique selling feature but I'd be interested to hear other people's opinions?0 -
Ponds can easily be filled in. Wouldn't discourage me from purchasing.0

Buy an inflatable, high rise double bed.
Dissassemble the bunk beds.
Take picture of the room with a double in it.
Put the bunk beds back.
Or, take the bunk beds apart, prop bit on books etc to level out as required, and take picture of the room as a twin.
Seriously, that room looks like a box room, and £100k is a lot for a 1 bedroom flat with a study - which s the market you are going for at the moment.Debt free 4th April 2007.

Why dont you change the asking price to £99950, it will encourage buyers who only have to £100 to have a look.

Maybe I should have said "appeared" small. 17ft is a decent size. I only skimmed through the blurb, don't assume house hunters will read through it properly either.
I'd go with twin beds rather than bunks if possible, or could you get a trundle bed so you could put one away?
Never under estimate the stupidity of some viewers. I had a junior bed (5ft 6in long) in my box room. The room was just under 6ft wide, and it said this on the details yet viewers still assumed it was a full size bed. I had a small double (4ft wide) in my second bedroom, but many assumed it was a double, some even asked if it was a king.

One thing I did notice is that there is another house in the same street for sale for £100k and it has 3 beds and a garage - though no conservatory - maybe not quite as nice as yours inside but it has bigger rooms

Is the market quite slow where you are? I ask because I did a quick look a STC on Rightmove and out of 236 houses in total only 19 are STC - in our area there are 285 properties in total and of those 110 are STC and our estate agent tells us the market is quite slow here (we've just sold our house)
The last 3 houses to sell in your street were 29 - sold in January for £114k, 32 sold in Nov 2010 for £104,950 and number 4 sold in May 2009 for £85k
