No viewers at all!

Hi all,

I wondered if I could get a few opinions from people on any possible reasons why I've not had any viewers on my house. I instructed the agents on 21st June and it has had no viewers or even any interest since then and I'm starting to get a little worried. The agent claim that they are actively marketing it including outbound calling to potential buyers but to no avail. I have asked what feedback they have had about why people do not want to view but they say they have had none.
It has been on the market for £106,950 with a £1k buyers incentive, this was after I specifically asked the agents not to overvalue it, and they recommended £104,950 for a quick sale, £107,950 if I didn't mind waiting. They have since recommended offers over £100k but still no interest.
I've quite worrying because I spent the earlier months of the year doing all the little jobs round the house and even recarpeted upstairs in preparation. I was expecting things to be slow but I thought I'd at least get one person in to look by now. The worst thing is, it seems to be generating lots of hits on Rightmove but no-one wants to take the next step and book a viewing, which to me suggests something is putting people off.
I've tried to post a Rightmove link but it won't let me, if anyone wants to look you need to search for S25 3UB, 2 bedrooms, there's only one. I'm open to any suggestions!

    looks well kept to me, I havent checked selling prices, have you done this for similar properties recently?
  • Personally I dislike offer over. Some vendors want a lot over and I can't be bothered trying to work out how much they want for it.
    Stick to fixed price or offers around if you don't mind getting offers for less.
    The problem really though is that there are many people who would like to buy your house but few who can get the funding. That's why it's a buyers market.

  • It's a nice enough house, but its small. I expected it to be less money for such a small house. The second bedroom is only a single so I think the bunk beds are a mistake.

    There is no floor plan either which doesn't help.

    It's either a horrendous area or overpriced. What have similar houses sold for recently? Can I ask when you bought it and for how much. As I said, pleasant enough house but if I had 100k to spend is be looking at a 3 bed house and I'm 100 miles south of you.
  • It looks well presented, nothing obvious that you could do to make it more appealing. I assume it must be price so I would check similar properties from a buyer's viewpoint as well as sold prices. There isn't always something wrong, it's just the market. Do you really need to sell right now ? We have only had one viewing so far so I know what it's like.
  • I've just searched your area of Rightmove for houses under £100k. There are loads of 3 beds for sale under the price of yours, some 30k cheaper. That's your problem.

    Perhaps people are being put off by the boiler being in bed 1. Surprised it wasn't put in the kitchen - there seems to be space in the pic.
  • I would have liked to have seen a floorplan. I'm a little confused about how the rooms flow.

    Otherwise it looks lovely.

    I'd be tempted to ring the estate agents and mystery shop them, i.e. I'm looking for at least two beds in 'your area', budget not over £x, what do you have? If they do not suggest your home then go a little mental.
  • Nothing wrong with the listing, the house looks nice.

    The problem is the price is too high. People don't think that it's worth over £100k so aren't interested in coming to see it. There's plenty more fish in the sea.

    What is the lowest price you'd accept for it? Is it a good idea to be putting people off who might pay, say, £90k?

    Caroline73 - It's interesting you say it's small, I know it's not huge but I wouldn't consider it small. The kitchen and living room are both nearly 17 feet long and both bedrooms are doubles, the bunks have to stay unfortunately, they are for my two girls. But I wonder if perhaps the pictures aren't showing the size of the rooms properly, I agree a floor plan would fix that.
    It's a good area but there is a wide range of prices round here, the ones £30k cheaper will be in the rough end of town. I am aware that there's a few 3 beds in nice areas for £100k though so do I definately need to be cheaper than them? When I bought it it was the same price as a 3 bed on the same street but had more living space due to the conservatory and a much nicer garden so I bought it, in this market is that likely to happen again or is it soley down to price?

    Myhouse - the logic behind 'offers over £100k' was to make it span two categories on Rightmove, up to £100k and over £100k but I'm starting to realise it wants to be less than that...

    I paid £105k in 2005 and have put a new bathroom, kitchen and windows in as well as decorating top to bottom. I want to sell as I've met a lovely girl who has twins, and four kids aint going to fit in here! I realise I'll make a loss but hopefully we'll save as much if not more on buying the next house.

    Westv - I know, I don't know why the plumber put it in there! Is it worth removing this bit from the advert?

    Dannyboymidlands - I'd accept £95k + so I agree maybe the 'offers over' is putting some off
