Can't sell our house..

  • Ok. I take your point. Just to show you how complicated this house selling lark can be, let me give you another scenario. You say nearly all the houses surrounding yours are bungalows. That means old people. If my ex and I had been coming to look at your house, she would have been shouting "it's a 'grab a granny' area around here. I'm not bringing the kids to live here!" Could that be a problem? I'm in my early 60's now, but 20 years ago I wouldn't like to have lived and brought up kids surrounded by people who'd always be complaining about the kids playing football or making a noise.

    Who's been to see your house? Have they been newly weds? Couples with kids? Old people? Maybe an analysis of your potential buyers could give you a clue to who wants to buy your house.

    Wow, I had never even thought of that! When we bought the house it didn't cross my mind, but then we were just a young couple with no plans of kiddies on the horizon - fast forward 8 years and married with baby!

    The *only* (main) reason we want to move is because my mother in law looks after little one twice a week, and as she doesn't drive it's hard work sorting little one out and heading to hers.

    Plus all my hubby's family live within walk of each other apart from us. It's only actually about 3 miles away, but with family who don't drive it's always us going over there and just seems 'right' to move to that area. Plus it was where I used to live, and would prefer to be back over that way.

    Anyway back to the point, the neighbours are all really friendly - have taken deliveries on for me, always say hello and stop for a chat. I just didn't realise people would think having quiet elderly neighbours would be a downside rather than a positive!
  • No, the orange bedroom is the 2nd bedroom. I think I know what I will be doing this weekend..painting! lol

    It's so awful I can't believe we have lived with it for so long - but as it's a spare room we don't really use it much.

    It looks so much larger than the other room, why not do a swop? This could be where the confusion lies, you can't tell which is the master!!

    Hmm, maybe this is why you need a floor plan, the picture don't really show it, but the master bedroom is 2' longer than the 2nd bedroom.
    And actually since having piccies done we've got some new bedroom furniture (trying to tempt fate by buying stuff then selling our house and moving somewhere with fitted furniture - sadly didn't work!:rotfl:

    Needs a serious declutter, I'm afraid.

    It doesn't need a 'better photographer', it needs you to tidy it up so that all the photographer need do is press the shutter. None of the issues I see are photographic ones. I honestly don't see any room that gives me the impression that you made some preparation for the photos to be taken. What DID you do before the photographer arrived?

    For a 3 bed modern house in Bedford the price seems low but we both know the house isn't in one of the best areas. The decor in some of the rooms seems dated.

    I'm no House Doctor by a long chalk, so please feel free to take my opinions with a pinch of salt.

    Bathroom - get rid of the what I assume are stick on transfers of moons and stars. Hide the Viakal and other cleaning products; buy a couple of new towels to blend with the shower curtain - turquoise is less cold than blue, the ducks can also be slung out of the pic.

    Kitchen - clear the front of the white goods from stickers/magnets similar with the notice boards.

    Bedroom - the orange one - the quilt cover does it no favours, nor does the border. In fact the quilt cover in the orange room would probably look better in the room with the dark steel blue curtains.

    Front Room - a bit grey and sterile, can you cosy it up a bit?

    Front of house - no kerb appeal

    Totally appreciate you have a young 'un, but even if you can do some of the above, take your own photos and send to the EA (that way you don't have to live in designer land on a day to day basis, just when viewers are coming).

    But why isn't it a good area? I know quite a few years ago it wasn't the most sulubrious(sp) of places, but I can honestly say, hand on heart. In the 8 years of living there we have had NO trouble, whereas my in laws (who apparently live in a much better area) have had the following;
    My car broken in to and stereo stolen,
    Wheels nicked and car left on bricks
    Car broken into and sat nav stolen.

    we've had NOTHING, this area has got a bad name and you just can't shift it.

    It's so frustrating, we are having to give our house away (and before anyone starts about pricing, please read other posts which confirm the price) because of peoples (incorrect) preconceptions...

    One curtain tied back, and one not, in the Orange Bedroom immediately says to me that the LH tieback has broken and you haven't been bothered to fix it.

    I'm not sure what a wet pink flannel on the washbasin says to the prospective viewer. It doesn't scream 'selling point' to me, I'm afraid.

    Sadly they're not transfers on the bathroom tiles - they are just that odd pattern.

    I like your idea of doing our own photo's though - it's always worth a try and doesn't have to cost anything :o)
