    their views may be preconceptions and incorrect perceptions but if that is what is believed about your area that that is the context in which you are selling the property


    although its ex council, you can take pictures in such a way to make it look less so, less boxy from the outside, the trouble is that the clutter, poor decor, dated effect does nothing to improve the first impression seen by the main front elevation picture

    the back garden looks tired and uninviting, the plastic green garden furniture just add to that overall impression

    but yours is the cheapest when you put in 3 beds goldington, so they'll see it first, make sure its first impression is good

    You are way overpriced, similar houses near us go for 80,000 up to 100,000

    people are no longer willing to pay top price for poor areas.

    But

    if you declutter and invest in some nice bedding and a lick of paint you may just gain a sale.

    edited to add agree with above there is nothing inviting about your home. The garden looks unloved. I look at it and think you dont really like it there and have done the bare minimum to it. Sorry to be so blunt

    Would buy to let landlords be interested in your area?

    No offence, you have actually hit the nail on the head!! Athough I need folks to think I do in order to sell.
    Tbh I'm no gardener, in fact I hate it. But I want a garden to sit out in and also to dry washing.

    It's going to be a busy weekend by the sounds if it!

    Houses are such personal things, and I am at the end of my tether with this one!

    Just out of interest where are you, because there is no way 3 beds are selling for anywhere under £100k, £120k seems to be the minimum near us?

    Depends where you are though CC, we sold our old home which we let for 3 years; on the Market end of 2010, sold March 2011 £167k for 2 bed ex-LA in Bath (approx 1.5 miles from the centre). Different areas of the country seem to be wildly apart in viewing frequency, and selling times.

    @doolallygal, my geography is a bit rubbish to the east of Swindon, can you also put on the sales page commute times to London, or wahtever would grab people in that area, local schools, local shops. I had a list of about 20 plus points to give to the EA before he came up for the first meeting.

    No, dont live in your area but further up in the midlands.

    If it is not selling at the price you are asking but you think it is a fair price then it must be how you are presenting it.

    As others have said it does look as if there is no storage and if I was looking for a house and saw those pictures i would not even bother to come and look.

    Kerb appeal and a clean and inviting home are a must when you are relying on pictures to draw people in. Plus it should not have to cost the earth

    I will add that the best picture is of your hallway and staircase really like the paper you have but the rest then lets it down.

    Although it is hard to hear these comments if it helps you achieve a sale then think of it as constructive criticism

    No I do appreciate your comments, and I know you are right. I guess the market has just changed so much since we first bought our house, that you have to work so much harder now.

    I agree with everything you've said, and am already planning to do something about it this weekend - the sad thing is we've had the paint for the spare room for 4 months and done nothing. I need a big kick up the bum and just to get on and do it.

    Think of it this way, the time you spend redecorating and decluttering this weekend will be the most well paid time you have ever spent if it gets your house sold ;)

    Specific- get rid of that orange and tidy that garden
    Measureable- we'll judge on Tuesday
    Achievable- You can do it!
    Realistic- Yup!

    I don't think it needs painting, more than;

    I'm not sure if you'll refer to this as 'rude', but you need to do things like clearing the memo board in the dining area, taking down all the personal photos, clearing the training shoes from under the bed, tidying away the dish drainer and other things from the kitchen worktops, and fixing that curtain tieback...... etc etc

    You need to make your house appealling for possible viewers, and not hope that they'll see past your day-to-day clutter.
