Can't sell our house..

    Our house is cheaper than the one down the road.

    Photo's were taken by one of the estate agents, and as the proprty is ex-council house, you can't overcome that. That's what it is!!!

    I take your point about personal effects though, and will de-clutter and get some more photo's done, although I guess they will be taken by the same person as before...

    I think you are probably right to do another declutter and have more photos. Whilst the photos aren't bad I think you could streamline things so these are the minor points I would consider

    Kitchen - its looks like you have 2 freezers or fridges or something - could one go in a shed for a while?, if not can you clear whatever magnets etc are stuck to the front of them.
    That photo which also shows the dining table in the foreground makes it look like there is not much space between the table and the kitchen cupboards, could you shove it backwards out the picture just for the photo?
    Dining area - remove or tidy up the notice board and make sure no coats on the chairs etc.
    Living room - move some of the things off the sideboard, maybe open curtains? (depending on what the view/lighting is like).
    Bedroom, remove whatever is on floor, tie back both curtains. Do you have plain bedding you could put on (to neutralise the orange a bit).
    Second bedroom - remove shoes for picture
    Bathroom - remove all toiletries, flannel etc.
    Front Garden - maybe take the photo from a higher angle or more to the left so the bushes don't dominate as much.

    No and our's is in a better position, near the moors. It has not been up as long though. There is a bungalow across the road and they were up for less time than us and have already change their Estate Agent (it was the same one of ours) so maybe the next one will work harder?!

    Yes we have 2 freezers as I do a lot of batch cooking and so one freezer isn't big enough, so sadly that has to stay.

    I know - the orange in the bedroom is awful - it was like that when we moved in - I hate it, but my hubby loves it and doesn't want it painted over :eek:

    OP, its sounds as though your viewers have only been tyre kickers, your agent should probably dig a little deeper and get some more constructive feedback, beacuase if all these people don't like your area, why were they viewing it in the first place?

    1. You should ask your agent what they think they property needs to be marketed at to sell (even if it offends you)
    2. Get another couple of agents round and ask for an honest valuation (won't hurt)

    Beacause a lot of the time an agent will not be honest with you in case they think they may hurt your feelings and then you leave them and market it with one of their competitors.

    Underlying factor is though, that everything sells for the right price, whether its a quiet market, quiet area or whatever.
  • I doubt it. It sounds like you are all over-priced but looking to pin the blame on the EA rather than accept reality. Which is that there aren't many buyers around but lots of sellers. Basically whoever goes the lowest will "win".

    And that has to be really low. You need to tempt someone to buy now rather than wait tilll next year when they think prices may well be lower still.

    Or stay put.

    You may be right DannyboyMidlands. Will be interesting to see what the other EA coming on Tuesday values our house at. We could drop the price a bit but I am concerned then about prices where we move too but surely we are all in the same position.
  • I think that this is the crux of it. A potential purchaser doesn't value your house in the same way that you do (ie so that you have enough money to buy what you want to next).
