I do feel the above post are a bit simplistic but if there is a bigger supply of properties than buyers the less popular ones are not going to sell unless they are cheap enough to appear a bargain. If it is the area there is not much you can do other than reduce price, go to auction or stay put.0

Hi - I do sympathize with your situation and your house seems reasonably priced to. We have been on the market for 6 months and have had ONE viewer, 2 CANCELLED and ONE NOT TURNED UP! It is most frustrating. We were originally told that we could be quietly optimistic when we put our house up for sale but then the market plummeted I believe.:mad:
I think that as you have had a reasonable amount of viewings just recently that things will change soon and when the children go back to school, I am also hoping that the same will happen with us and that families will want to move before Christmas.
The only idea I can thing of at the moment is to do what we are doing which is to give your notice with the Estate Agent you are with (our was only 2 weeks) and then try another one who may work harder for you or are you in a position to rent your house and then move? We are also considering this option.
Try to stay positive as some houses do just take time.0 -

Oh, another thing we did was get our Estate Agent to re-take the outside front and back photos are ours were a bit naff. We put our bright Yellow car in the drive to make it stand out and the back garden has since had out trampoline put back up and some lovely Orange flowers have come out. We did get a booking for a viewer not long after this even though she did not turn up!0

OP: You can do as much research as you like about sold prices and then market your property at a price that you feel it's worth. However, it's ONLY WORTH WHAT SOMEONE IS PREPARED TO PAY FOR IT.
Therefore, your price is too high. Lower it to a level that someone is prepared to pay and it will sell. If you are unable to do that then it's not going to sell.Everyone is entitled to my opinion!0 -
Just looked at the link for your house and the inside looks really nice, spacey and bright and the third bedroom is a good size which is an issue with some 3 bedroom houses we have looked at in the past. I love the downstair hallway with the tiled floor, great colour carpet and wallpaper. Would have viewed your house ourselves but we are in West Yorkshire!
I would only make one negative comment and that is the outside front picture where the bushes at the front seem to dominate the picture and bit. Maybe the Estate Agent should take a picture of the house at a better angle.
Everything else looks great!

1 viewer in 6 months?! Sorry to be so blunt but your place is also over-priced. Agents will tell you anything to grab your instruction.

Pictures are of very poor quality - were they taken by a professional photographer or the tea-boy at the Estate Agents?
The front elevation and rear elevation shout 'council house' so that's going to put a LOT of buyers off. Get corner shots done and avoid including the neighbouring house.
The rooms are FAR TOO CLUTTERED. Remove everything you can from the rooms before pictures are taken. Potential buyers like to visualise what the rooms could look like if they bought it and there's too much stuff in each room in the pictures.
Rule #1 of property pictures: REMOVE ALL PERSONAL EFFECTS.
But most importantly, get a proper photographer to do the photos.Everyone is entitled to my opinion!0
