Can't sell our house..

...Sorry another one of these.

I am starting to get really down as our house has been on the market since Nov, in all that time we've had only 7 viewers, no second viewers at all:(

I know there are certain folks on here who will tell me it's all down to the price - well I have done my homework.

We have a 3 bed semi with parking for up to 4 cars and are priced at £124'995 - reduced today from £129'995.

Checking SOLD prices (not for sale) in the area, terraced houses (which are smaller and without parking) are selling for £120'000 surely we are not that far away from correct price????

I did post earlier this week about possibly doing a part-ex with a house we want, sellers are buying new build and for the new build Co to take our house as part -ex to complete the chain.
However that has come back as a no as we were looking at a brand new house with this Co.

When the new build Co said no, they then started on about the brand new house we had looked at, at which point I told them that we wouldn't be going ahead with that as I wasn't keen after seeing the garden.

They then said they would go back to head office as they may change their mind about part ex on ours if we weren't buying this new-one. However that was tuesday and I'm guessing that they haven't changed their mind as I've not heard from them, and I kinda don't want to chase them as it weakens our position (iyswim).

Sorry for the long post, I'm just starting to get really down about this, it feels like forever we've been on the market and we're getting precisely no-where...:(

I hope there is someone out there who has had a success story and can pick me up a bit. As I am so low with all this at the minute.

    That is something we have thought about, however I would have to look into it more with regards to fees etc.

    I don't know whether you stil have fees if it doesn't sell, and if so what they would be.
    Also what would sale fees be?

    I have tried looking online but it's difficult to find figures - anyone have any idea as to rough prices???
  • Auctioneers can tell you in advance exactly what fee structure applies. Ask them. We don't know, really!

    Have you got a link to a listing? Maybe photos need some work, and rooms de-cluttering.

    Ask your estate agent to give you a critical appraisal of your house and anything that you can easily change to get more viewers through the door. 7 viewings in almost 10 months suggests that something (which may be the price) is putting people off from even viewing the property.

    If you have had 7 viewings, somethings right. Have you had any feedback, as above, could be simple as decor and de-cluttering.
  • I keep asking the estate agent and all the feedback that we are getting is that the house is really nice but people aren't sure about the area - there is nothing we can do about that!!!!!!!

    As I said we have reduced the price again, but the lowest we can sell at is £119'000 so having already reduced to £124'995 not sure what else we can do.

    I think I may do another de-clutter and get estate agents to do more photo's.

    To be honest I'm just getting so sick of it now.

    And with regars to the viewings - of the 7, 3 have been in the last week.

    It just *always* seems to be the wrong time of year, or a dead time. It can't be the wrong time of year for a whole year!

    Sorry for the moan, I guess I just want an easy answer and in this game this isn't one!
  • Sorry to disagree with you, but if the price is right, the property will sell. Even a house with everything against it will sell if it is priced right.

    If others nearby are selling, then that should tell you something.

    Only having 7 viewers since November is abysmal. If the house was priced correctly, you should have 7 viewings a week.

  • I agree with poppasmurf. It's been on the market for a year. The price is too high.

    Unfortunately the "wrong time of year / dead time" is likely to last for the next five years at least, maybe even a decade. The money is just not there any more to pay the inflated bubble prices.

    Shaving off 5 grand is pointless because this is well within negotiating distance of the previous price. I'd drop the price to £115k, take the hit and sell, you could easily find it'll be worth less than this next year. You need to get ahead of the curve, not follow it down.

    Or stay put and pay off the mortgage.
  • If three of your seven viewings have been in the last week (after you've dropped the price) then that also should tell you something.
