Small Boy is 6 feet tall and 20 next month.

Def think you should get the wheel chair if it means you can get out more. Nothing worse than sitting in (especially in this weather) it makes everyone miserable eventually with nothing to look at but the four walls.
How much longer until you've moved all your tenancies over to a management agency? I'm thinking of moving mine. She never pays! I suggested to her the other day that perhaps it would be best if the council paid me directly rather than to her then on to me. She got all huffy and that was the end of that conversation. I haven't the strength for her. I don't honestly know how you do it, hats off to you!

If you're getting a wheelchair you'll be able to get one of those electric terror-scooters if you're out and about - imagine the fun you'll have whizzing about0

Just remember that if your tenant is 8 weeks behind with their rent and are in receipt of HB then you can write to the council to tell them (with proof) and they have to then pay it to the landlord direct until the rent gets under 8 weeks again.
The tenant gets no say in the matter.
Usually though after the rent is under 8 weeks they don't change it back because there is a risk that they might fall into arrears again.
Also there is safeguarding which is if the tenant has an addiction, has debts or other problems that make paying rent difficult you can ask the council to safeguard the rent (no matter what the arrears).
Not sure KJ if anyof your tenants or on HB or if it works the same in Scotland.
KJ have you a friend who could help with the tenant letters to chase them up - if I was nearer I would be round like a shot!0 -
