What is the landing for at the side of Bedroom 4, it looks like wasted space to me. Perhaps the bedroom could be extended into that space and have an en suite fitted.0

I thought of this, but because of the window on the landing is in the middle of the wall, you will have no natural light onto the landing. The window is very small based on the photo to start with, If the window was in line with the stairs, you could fit an ensuite (wet room) in that gap and have an extractor fan.0 -

Floor plan disaster. And the price! Even in that posh area, 1.1m for a 2 bed flat is pushing it. Average basement 2 bedders go for about 650k.
But, setting that aside, you have to go through the main bedroom, through the wardrobe then the en suite to get to the second bedroom. Insanity.

And that bedroom is in the vaults under the pavement at the front of the building.
(I may have posted this before. I saw it in the past and couldn't believe it. Should have spent a bit less on the fancy designer fittings, and a bit more time with the architect)0 -
And this one is also a mess of a floor plan. Too much time spent trying to make the perfect living space, and ending up with one strange long bedroom, with multiple doors and a bath in it. And the other bedroom under the road again, and looking a lot like a prison cell.
There are lots of basement flats in this area, and everyone is trying to find the perfect floorplan for long narrow flats with windows only at each end.

Looks nice, but need to look at the Energy Cert as its currently 53 and could be 70-something so could lack some costly energy saving thing.0 -
