    It's been 'fully refurbished' by the current owners. Pity they forgot to box in the boiler when doing the refurbishment especially as it is in the dining area of an open plan kitchen /diner / sitting room.

    It's that boiler that's fazing me personally:eek:. Errr...it really IS a boiler up on the "dining room" wall isn't it?! It's one of my pet hates to see a boiler "on show" anyway and I instantly wonder "What else did that householder let workmen get away with doing wrong?" whenever I see a boiler on display (even in a kitchen).

    But to see a boiler on display in some other room tends to make me think "Now that's one householder who let workmen get away with doing EVERYTHING wrong".

    That one thing would stop me buying the flat - whatever else I thought of the rest of it.

    But where would you put it, given that it needs a connection to the outside air, has to be so far from opening windows, needs a water supply and makes a small amount of noise?

    It's not really a question of workmen 'getting away' with anything, it's a matter of it having to be there. Moving a boiler from where it was designed to be would likely cost thousands.

    Of course, it might be a rubbish design.....

    At least it is more honest than the "fish eye" lenses that so many estate agents love to use.

    I just cannot stand the property !!!!!! programmes where the couple get lead by the nose round rival houses. I would not even think about getting the car out of the garage before I had calculated the sizes of the rooms and had a good look at Google earth and street view to get the orientation and neighbours in perspective. I'd have a good look at the Land Registry entry too.

    Especially if the potential properties for viewing were always 100+ miles away, as they were for us. :(

    An aerial view with a red line around the boundary should be mandatory.

    There should be no shoddy adverts, like the one above, which 'accidentally' take one to the wrong desirable location. :p

    Hmmm...I've just seen something else to add to the "advantages of my house" and that's the boiler is out of sight totally:D

    For historical reasons there is a large airing cupboard in my bathroom (complete with one of its walls being an outside wall) and so the boiler is in there on that outside wall. The original watertank for central heating/hot water heating system was in there when I bought the house, got replaced by me with a gas multipoint boiler (instead of a backboiler behind the sitting room fire) and a few years back I replaced the multipoint with a modern condensing boiler. Guess I'm also mentally comparing any house with my parents' house (errrmmm...not even sure just where the boiler is:o) - but its not in sight and I'm guessing its in the airing cupboard on the landing (also an outside wall). Its hidden from sight anyway:D

    Hence I tend to regard visible boilers as evidence that "someone somewhere hasnt bothered themselves very much - wonder what else is wrong with the place".
