At a guess I'd say they dropped the ceiling to get more height in the bedroom.

First of all, this is misleading - saying it is a detached house, but is in fact a plot of land with planning permission.

The price is similar to buying an actual house in the same estate/area. I have noticed that in all the expensive parts of town - land is for sale at the same price as the best houses in the area - are people just chancing it?

The listing says "consent for a replacement dwelling". Do you know if the previous house is still there, or has it been demolished?

And this one pops up a lot - a 60s bungalow for over £1m - they say it has potential to add another storey. This is so not worth money in this area.

It is not clear, but if they want to sell the plot for £3m and it is worth mentioning, they should!
