Last bought for £435,000 in January 2008.

OK I accept you've probably done a lot by way of improvements since that time.

On balance, I think my suspicions over your concern about the elderly neighbour and his house up for sale "too cheap" had something in it.

And the January 2008 purchase date ties in with this being a BTL, from your March 2008 thread/post below.

I recently purchased (2 months ago) a BTL property which I have extended and refurbished.

I am now looking to remortgage and get some equity out.

Currently, rental £610 p/w, value £575,000 and I am looking to remortgage to £485,000

    Self Cert with accountant's certification.

Any lenders that would consider this?

Fine if it's a BTL but not you're not exactly an "amateur" home-owner unable to understand why the market isn't racing in with enquiries to meet your asking price.

Perhaps you need to convince a landlord it would also make a nice BTL, given that's partly the reason you bought it, together with any improvement-capital gain you'd projected into it as owner.

Yeah nowadays its seems most can't remove the blinkers and see a place as a bare canvass.
If it aint decorated or furnished to their liking on viewing its dismissed, afterall the place is gonna be empty come moving in day.

You'd be surprised! My OH is one of the blinkered ones who is "sold" or not depending on furniture.
Had to spend ages trying to dissuade him from an unsuitable house as the place was decorated in the same style as our place.

Or he'd come back with comments like "I don't like the table" if he didn't "feel" the place
