if i was just looking at the photos I wouldn't know there is a proper lounge. why do you have a sofa and tv in the kitchen?
to me the estate agent has made it look like a flat in the photos. makes the house look long and narrow.
I agree with this post... from the pictures it looks like there is only one reception room which is off the kitchen. It makes it look like small student digs.
Also, the white walls look very clinical - could you add some colour with pictures?:hello:0 -
Seems like a well proportioned house but just so bland and I cannot imagine a family living there.
Get a few colourful prints/rugs to jazz it up a bit and try and inject a bit of life.

Nice house - but I'd bin the photo of the hallway, and get one of the living room and the dining room - a very odd omission. It does also seem a lot of money for that area, to me. Why weouldn'y I buy the same size or bigger houses nearby for £120k less?

Furnishings never bother me I just look at the floor plan, PRICE is the main factor and 12 viewings with 2 seconds and an offer is not bad going in a tough market. But dropping to Offers OVer £480 is daft from £499 you need to try and catch the people in the price range below ie offers over £450. Seems expensive to me but you had an offer0

In March, we had three valuations, all of which were £500k, hence the original asking price. As the house is approx 1,600 sq feet it comes to £312 per sq foot. The average very locally is £330 and some over £400 per sq foot. So I would say we are mid range for Bowes Park. Its not as pricey as say Muswell Hill, Alexandra Palace or the Lakes, but equally its more expensive than say Wood Green (we are 15-20 mins walk) or Glendale.
Thank you for the comments on "offers over" - I will certainly consider the negative impact it may have. It was changed last week from £500k. Thanks in particular for suggestion of hitting then next group with O/O £450k.
The photos were taken in March (the garden is never its best then - though I have cut the grass religiously since). They were taken by a "professional" firm sent by the agent. They spent a few hours shifting furniture, taking pictures and photos down and presenting as they call it! Ah the secret room aka the empty room has a sofa, football table and desk in there usually, but the photographer took them out. The house is really lived in and even at times messy with the kids which is certainly not evident on the photos.
I agree some of the photos are a little disappointing. They took several of the front reception room but said they couldn't use them. Its an idea to invite them back!
Also they could have done more to capture what features remain. All the original sash windows have been refurbished and there is lovely cornicing, deep ceiling roses to both reception rooms, deep skirting and nine foot ceilings.
At present, we are getting one very 10 days. Does this seem reasonable? Unfortunately, the offer agreed fell though 3 weeks ago. It was very disappointing.
We are closer to Bounds Green and Palmers Green than Wood Green. The road itself is residential. There is a lack of cafes and small shops as per say Muswell Hill.
The end we live at is mostly made up of family homes. At the opposite end are the larger 3 storey homes, which like most of London have been cut into 2 or 3 flats; some of which have been let. I guess its not to everyones taste, however, never had any crime problems in the area and there are no significant council estates.
The house itself does have a really nice flow. Its what attracted me to it in the first place.

I'd ride it out as it's a slow market at the moment. Summer months are notoriously slow, people go on holidays etc. I guess you were too high up price wise in the spring otherwise it would have sold. Either have pictures taken again that show more original features (love the cornicing) and if you have nice fireplaces etc, or change the agent and be there and make sure you like the photos!
I experimented with photos myself, when the photographer got here I told him what were the best angles that showed off my flat and how I wanted my photos to be taken. But then I am a bossy cow...0
