Why isnt our house selling? Yes another one :)

We would be grateful for any feedback as to why our property is not selling.

We have been on the market since 3rd April. Initially at £499k and reduced last week to offers above £480k.

We have had 12 viewings, 2 second viewings and one offer, but the buyer was unable to raise a mortgage so the offer was withdrawn.

    in these tough times, getting a mortage isnt as easy as it once was, maybe thats one of the reason its not selling coz people can get enough money to buy it. although there are other factors,

    How does it compare to other properties available in the same neighbourhood?

    It appears to be a fantastic house but there aren't enough useful photos. I cannot understand why the agent thought that pics 3 & 5 would get people through the door but getting them through the door they have.

    offers above, puts many buyers off.

    having said that, it's half a million quid (almost). You are going to be relying on buyers lower down the chain, and somewhere in that chain will be a first time buyer who is REALLY struggling in london to get a house.
    It's a health benefit ...
  • personally I think the pictures are extremely poor - not clear which room the empty one is? No clear pictures of either reception room. What state is the bathroom in? Rightmove should give a potential buyer a good idea if the state of the house, but these pictures definately dont do that for me!

    Offers in Excess of £480,000

    That's an immediate put off, it sounds like the seller sound unreasonable/stubborn especially when buyers are being recommended to offer 16% under asking price.

    I'm sure you will get more interest if you just put asking price £480,000. After all the London suburbs are now recognised to be stalling and no longer boom time.

    Not meant as an insult but you don't get much for half a million in London :eek:

    I definitely think you need more internal photos, there should be at least one picture of a reception room. I also think your home is a bit too bland and has an un-lived in look. It could do with some colour or at least some colourful pictures on the walls. I live in a Victorian house, so do love the style of them. You have some lovely cornicing and plasterwork but it doesn't really stand out because everything is overly neutral. I also agree that you should do something about the room that looks empty, as I haven't a clue what it is for.

    Until a couple of months ago, I lived very near you! It's not exactly a wonderful area (the local shops especially the Turkish supermarket were excellent though) so I'm slightly surprised that houses there are worth that much.

    However, you have had a fair number of viewings so enough people think it is worth looking at. Also the fact that you are getting people through the door suggests that the RM listing and photos are tempting enough. The pictures of the house mostly look really nice... but... maybe a bit too bland like nobody lives there? What's with the empty room?

    Is there something that is disappointing viewers when they see the house in real life? I've viewed a couple of houses that had great photos, but was disappointed when I saw them - bodged finishes/building work not visible in the photoes, dodgy neighbourhood or just not the right feeling.

    If not any of that, it's probably just the slow market and problems gettings mortgages or forming chains.

  • From what I saw of it, I though the house looked fantastic. I did note there didn't seem to be a downstairs toilet - not much you can do about that if it is the case but an 'inconvenience' in a family home. I note there is a toilet in the loft but really only the person whose room that is would use that.

    My main criticism of the listing would be, as someone else has said, the description boasts 2 receptions and all I could see is a kitchen with a sofa, tv and dining table - the normal set up for a flat!! - so I was left a little confused and had to recheck the receptions on the floorplan to see I hadn't imagined them.

    Good luck, the house looks lovely and light and airy with some great period features. I hadn't realised you could buy properties like that in zone 3 for this price!!

    Just my humble opinion - (and it is a lovely looking property) - my main impression is that you've decluttered to the point that the house looks almost unlived in. Every room is stark in it's emptiness. No pictures on the walls, no attractive vases of flowers, no nicely arranged toiletries. No rugs, no cushions....? An attractive planter by the front door would look much more welcoming. And the lawn could do with cutting and edging. I used to work for a company that designed showhouses, and it's those little touches that really attract a buyer. We always set the dining table as if ready for dinner and had bowls of convincing fake fruit and vegetables in the kitchen and a few chic accessories. If there was a feature fireplace, it would have a fire burning, except in the hottest weather.

    You are marketing a house at close to half million pounds - people expect a bit of a 'wow' factor.
