As I said before, sq footage is irrelevant if you can't make them fall in love with the house.0

I don't believe that. Square footage for price can easily win over love.

The house is nice, can't add any more than already said, but the parking situation would really put me off, especially with the double yellows and the speed humps right outside the house.0

Welcome to London as that's very common so if that's your objection there's nowhere you could live here...0 -

Oh I know - I live in London! But the OP's road did look particularly chock a block to me even by London standards, and with a speed hump right outside the house restricting parking even more. Not a criticism, just an observation.0 -
Thank you for the feedback.
In March, we had three valuations, all of which were £500k, hence the original asking price. As the house is approx 1,600 sq feet it comes to £312 per sq foot. The average very locally is £330 and some over £400 per sq foot. So I would say we are mid range for Bowes Park.
The house is, according to your floorplan, just over 1,500 sq feet (1518) - that's more like £330 per sq ft at £500k, bang on the local average....much enquiry having been made concerning a gentleman, who had quitted a company where Johnson was, and no information being obtained; at last Johnson observed, that 'he did not care to speak ill of any man behind his back, but he believed the gentleman was an attorney'.0 -

I think that, in London, it's not irrelevant at all. It's one of the first things we looked at, for example....much enquiry having been made concerning a gentleman, who had quitted a company where Johnson was, and no information being obtained; at last Johnson observed, that 'he did not care to speak ill of any man behind his back, but he believed the gentleman was an attorney'.0 -
I know on the bald figures it looks like we are more pricey; I accept that. However our house is approx 1600 sq feet, where as many of the others are between 950-1250 sq ft.
Yours is 1,518 according to the floor plan.
The other very nearby houses I linked to aren't much smaller, if at all:

crap listing, doesn't say the size, no floor plans
http://www.rightmove.co.uk/property-for-sale/property-30197102.html
o/o £350k - no floor plan, no sq ft, but back of fag packet calculations suggest a sbout 1,200 sq feet, or £291 per sq ft

This is actually very similar to your house - almost the same size (1460, so 68 sq feet less) and a similar layout. £370k - over a £100k cheaper than yours, and on at £253 / sq ft...much enquiry having been made concerning a gentleman, who had quitted a company where Johnson was, and no information being obtained; at last Johnson observed, that 'he did not care to speak ill of any man behind his back, but he believed the gentleman was an attorney'.0 -

Where I am, West London, it's very like that parking wise. And humps too...

the yellow lines from memory are on the corner. its free parking up and down the road apart from the corners. There is a speed hump on the corner and three others along the road. Did you get the photo off google maps?"enough is a feast"...old Buddist proverb0
