Looks a bit empty, more like a student place, so maybe a bit of dressing up would help. Also please mow the lawn!

More photos, particularly of dining area, would be nice. Maybe new ones of the bedrooms too?
I would say that it's not necessarily the case of the house not being saleable, but almost half a million pounds is a lot of money and some people are just struggling at the moment.
I think getting rid of the 'offers in excess of' would be better too. I know it puts me off when I see it on properties.
With the no. of viewsing you've had and the (unsuccessful) offer, I actually think you're doing much better than some houses at the moment. How much were you valued at initially?0 -
I thought it looked student like too. Very bland with no much in the way of decoration and lots of clutter in the bedrooms. I agree I thought the sofa in the kitchen was the only area to sit. If the dining room is empty put the sofa or table there.0

if i was just looking at the photos I wouldn't know there is a proper lounge. why do you have a sofa and tv in the kitchen?
to me the estate agent has made it look like a flat in the photos. makes the house look long and narrow.0 -
I had a similar house when I lived in London. Your house does not look lived in - it has great proportions and the garden is great for London - you need to appeal to affluent families. It does not look like an affluent house.0

Also - I am guessing from the positioning of the house at the end of the garden that you are close to another road? Is it a busy road?0

what is the reason for presentation like this? If personel u can hire furniture to make the property look more alive and chic, it looks lost and empty are you living there?my bark is worse than my bite!!!!!!!!0

It is really pricey! I live in N10 and at that price you could get 3 beds there, much better area and schools.
Also, on nethousesprices freehold properties are selling for £350-400k? It is closer to North Circ than Wood Green. Is the waste disposal on Pinkham Way also hitting you?
The presentation is basic, I echo the above on studenty/post-let state.
Did the agent suggest the price drop, or you? If it was on at £499 there is little point dropping to £480 as those people will already have been round. Dropping to O/O is madness. If you really want to sell then do O/O £450k.Give yourself a Chistmas bonus £14 a week!

Sorry but to me it is featureless. Does not look in the least bit homely. Nothing to draw me in as it looks like thousands of other properties. The souls been taken out.0
