This is actually very similar to your house - almost the same size (1460, so 68 sq feet less) and a similar layout. £370k - over a £100k cheaper than yours, and on at £253 / sq ft

The days are mostly over where new buyer pays seller lots of money over what the seller paid between 2007-2009.
That's around an extra £1,285 per month, over 31 months as owner, you want someone to pay you. Nice.

Who are you marketing to? Probably a couple with a young family. So:
I would take a look around at a few show homes and see how they're set up. I'm sure it's been mentioned already, but you're selling a lifestyle. You want a homely living room, where adults can relax and sit by the fire after a day at work. You want a second reception, possibly office or children's playroom, and you want a kitchen/diner that's good enough to host dinner parties. I'd get rid of the TV and sofa in the dining room and dress the table. This shows potential buyers that there's enough room to host their parties.
Bedrooms ideally should have white linen with some nice cushions and a throw. Get rid of all clutter (eg photo 7 has DVDs in the corner and toiletries on the cabinet. Take them off and put a photo frame of vase of flowers. Photo 8 shows laundry basket which screams NO STORAGE SPACE! to buyers.)
OIEO is another stumbling block. If someone looks at your photos and doesn't think it's worth that much they won't bother the view it because there's no negotiation on your part.
It depends on how quickly you want to sell. Leave it on at the price it is, get some new photos and make the space look more appealing to buyers and you might snag that one person who falls in love with it at some point. Or reduce the price, get more people through the door and accept an offer quicker.

Fair enough - but £120k lower?
I'm not meaning to put your house down - I think it's lovely, and the period features would definitely appeal to me if I were looking in that area.
But I do think yours is on at a high price, sorry....much enquiry having been made concerning a gentleman, who had quitted a company where Johnson was, and no information being obtained; at last Johnson observed, that 'he did not care to speak ill of any man behind his back, but he believed the gentleman was an attorney'.0 -
The two that did second viewings and produced an offer were from couples looking to upsize from flats. Both from the Ally Pally area (2 bed flats).
I know on the bald figures it looks like we are more pricey; I accept that. However our house is approx 1600 sq feet, where as many of the others are between 950-1250 sq ft.
Doesn't most of the difference in area equate to the size of the room in the loft? I don't think that's as valuable as space on the ground and first floors.No reliance should be placed on the above! Absolutely none, do you hear?0 -

But arguably "prettier" roads and on the same side as Woodside Park (note I am not suggesting that it is a wonderful park, but it is a tempting looking green space with kiddy playgrounds etc, as long as you don't look too closely at the litter).
Although I do agree your side was always a bit pricier.

It's finding the right balance as a vendor where the skill lies.
Yeah nowadays its seems most can't remove the blinkers and see a place as a bare canvass.
