    I don't think it's PPR that is the issue, it's whether HMRC decide you're trading as a property developer. If they do then the profit is chargeable to income tax.

    DOOZERGIRL and maybe michaels....are you about?

    taling about floors elsewhere n mse made me think I should ask your opinion. In the kitchen we are definitely having underfloor heating, but been advised its a big job to go through t concreted floors elsewhere to install it without reducing ceiling height (an issue in one room and all doorways). How big a job is it really...is it going to be a killer for resale....would we lose on this cost? t would mean not having to have rads in much of the house, but cost is boosted by me thinkingwell..if we are doing that we should go the whoe hog and have stone not wood in this part of the house and just have wood (w/underfloor heating) in the ''smarter'' new (restored from scratch ;))bit.

    I can't help you with the technicals, but we have it and I love it, esp in the bathroom, nothing better than warm tiles underfoot on a winter morning! Not sure it would be a deal breaker if I was buying though as I can always put my excessively camp man-uggs on instead!

    Tire Rack 'suck it and see' on the Michellin tyre track. I am talking about tyre rotation in my case, it is simple replacing 10 yo rear tyres.
    Experience
    Members of Tire Rack team had the chance to experience this phenomenon at Michelin's Laurens Proving Grounds. Participants were allowed to drive around a large radius, wet curve in vehicles fitted with tires of different tread depths -- one vehicle with new tires on the rear and half-worn tires on the front and the other with the new tires in the front and half-worn tires on the rear.
    It didn't take long for this hands-on experience to confirm that the "proving grounds" name for the facility was correct. The ability to sense and control predictable understeer with the new tires on the rear and the helplessness in trying to control the surprising oversteer with the new tires on the front was emphatically proven.
    And even though our drivers had the advantage of knowing we were going to be challenged to maintain car control, spinouts became common during our laps in the car with the new tires on the front and the worn tires on the rear. Michelin advises us that almost every driver spins out at least once when participating in this demonstration!
    Experiencing this phenomenon in the safe, controlled conditions of Michelin's Laurens Proving Grounds rather than in traffic on an Interstate ramp in a rainstorm is definitely preferred!

    I dunno Stevie. My next tyres will also be a set of four as getting a set of winters. Have been quoted £80 per corner, on a wheel, which sounds a very good deal. So I won't be getting two either.

    I was told on my low mileage car but old car (we have had it 8 years and only added 35k) that the new ones should go on the back so that the rears could get worn out (on the front) before they become very old and thus in danger of a blow out - made sense to me.

    I am not a huge fan of under floor heating for various reasons: I prefer wood to tiles and think it is not ideal for wood; I don't like the heat it provides as you have less control; it might make sense in the tiled bathroom except I like having a towel radiator; it is somewhere hard to get to if it breaks; and I like designer vertical radiators.

    When we had our boiler commissioned he said the underfloor pipes should really be in boxed channel;s not in the concrete to meet building regs but he had never come across a builder who actually did this. LIR you will no doubt be over 150m2 so building regs say multiple heating zones which supports ufh but you have also told us that putting anything in to your floors is a 'challenge'...

    Probably I do need a BTL mortgage but I am nervous of having a variable rate and then rates increasing and prices falling and fixed rate is not really a cost effective option if I am looking to only keep the property for a short while...I don't seem to be one of life's risk takers :(

    Well, after 45 mins of positivity in jllyland today, it all went down the toilet in the 2nd half.:(
    It's getting harder & harder to keep the government in the manner to which they have become accustomed.

    Tyre performance in the wet deteriorates rapidly below about 3mm tread - change yours when they get dangerous, not just when they are nearly illegal (1.6mm).
    Oh, and wear your seatbelt. My kids are only alive because they were wearing theirs when somebody else was driving in wet weather with worn tyres.
