The 75k includes legal fees, financing costs (interest only), agents etc for sale and purchase. It is true though that I haven't been paying rent to live elsewhere so have benefited to that extent. I have project managed the main builder but obviously there could have been even more profit had I organised the individual tradesmen and suppliers myself.

You are in a slightly different position, as you are living there. So, you've had no purchase costs, there's no holding cost for the property, and you have project-managed the whole thing.

I'd better get the estate agents round to do a valuation.

AFAIK prices are pretty much flat since I bought and I know how much the extension has cost. I think there should be about 75k profit in mine.

You have been far more involved than the average punter. I can't imagine the average guy sourcing a 99p sink off ebay.

Can you explain that a bit more, please? Does the £75k allow for all financing costs for the building or just the financing costs for the build?
No reliance should be placed on the above! Absolutely none, do you hear?

Purchase cost 385k plus stamp duty plus legals = 398k. Financing cost on interest only mortgage plus lost interest about 750pcm x 12m (build plus planning permission) 9k, selling fees at 615k 8k (1% agent plus 1k legal), builder initial 100k, extra builder 3k, architect, engineering calcs, planning, building control 6k, Fixtures and fittings (including utility sink, 99p) 15k. Sale price 600k - profit 76k - of course dependent on achieving 615k!

But when we moved in I swore I wouldn't be moving again except in a box so as long as I don't get re-possessed it is pretty academic.

Tomorrow, our granite worktops and handles are installed.

    Yay! In the home strait!

OH has assembled Isaac's new bed, the matresses are to arrive shortly, and our new bed is being installed on 12th November.

Our new bed is utterly mad, mind you. But fun.

At severe personal risk to myself, is this a NDG spelling error?

I can't imagine a circular bed being very comfortable for two people sleeping in the same bed...because if one hogs the middle the other ends up with their feet dangling off the edge or lying not close to the partner but having to cross over their body. dh and I sleep all in a tangle a lot , but I also like space sometimes....and retreat to the edge....I wouldn't like having to turnmy whole body a quarter circle to be able to spread out a bit.

I was hoping NDg might have meant something like this bed ;) can't quite imagine her in it.

That bed is, frankly, vomit inducing.
I assume you were extracting the urine?

Well - I designed the bed. Because I couldn't find anything even remotely like I had in mind. My mother's been taking the p!ss, because at the moment we have a futon. She says if we average our beds out over the years, we'll have a normal height one.

The kitchen is lovely, incredibly solid. It's been installed with huge botls, metal ropes, and is rather nice. The kitchen fitter (same height as my OH, over 6 ft, and wide with it) demonstrated the solidity by pulling himself up on one of the wall cupboards - which stayed on the wall.

    Just be careful rolling over!
