    you know...it should be but....its not. I'm not good at sending stuff back when I've seen it and it proves wanting....icky fabric, wrong fit, shape, whatever....and keeping it cat/dog hair free till that point is a night mare.

    If you are "doing a house up" at full rates then it is a costly game and you wont financially benefit from it. You have to do what you can yourself, rope friends in cheap, pay tradesmen to work outside their normal work and so on.

    My example was my loft conversion around 2005 where the quotes were in excess of 80k + vat with me supplying the bathroom suits and me supplying the electrician and all electrical work.

    It cost around 30k in the end with a better finish and extras than quoted, using tradesmen, but organised by myself.

    I think that was why he didn't buy it. He wouldn't have the time to do any work himself. I suspect all his friends are GSI rather than DIY, so it would be full rates.

    Back in the early/mid naught's, you could buy a place, get the builders in to do it up then sell it and make a good profit but what has happened is the price of materials has really gone up, tradesmen's prices have gone up and property prices aren't increasing.

    Basically the trade didn't like the general public make a big profit when they were doing the hard work IMO

    I may get caned for saying this, but in the early/mid naughts the most inefficient developers were the most successful. It was simply that property prices were going up 20% a year and financing costs were 5% a year. So, if you took an extra year to complete a development, you made an extra 15%.

    ISTR one of the property p0rn shows stripped out the effect of inflation and found out that virtually none of their amateur developers made any money, even if they did the work themselves.

    I'd better get the estate agents round to do a valuation.

    AFAIK prices are pretty much flat since I bought and I know how much the extension has cost. I think there should be about 75k profit in mine.

    the thing is the general public doing the work, and then providing their jobs and keeping the money wheel going round.

    You are in a slightly different position, as you are living there. So, you've had no purchase costs, there's no holding cost for the property, and you have project-managed the whole thing.
