SAHM paying off debts slowly

    Ooh the other thing i meant to ask opinions about was.... although i have a part time job that works around the children i am very aware that at the drop of a hat the boss could say she has had enough and that's that, it is permanent.  She is very temperamental and we never really know where we stand each day - good mood or bad - so staff moral is not great.  Anyway a school office job has opened up nearby for slightly more hours, but still within school hours, but its only for 1 year.  Normally they say to cover maternity or possible contract after the year but this doesn't say either.  Is it a good move to go for a temporary job in a school which is where i want to end up, even though its not permanent job.  Am i setting myself up to be jobless in a year (should i get it!) and then struggling to find a suitable replacement job?

  • Well done on what you have achieved so far. You have managed to more in months re finances / separation than I’ve been able to do in years!

    Re the job, I’d have thought that though your boss is temperamental, she can’t just fire you as there are employment laws and processes that have to be followed although I do understand that working in a place with low staff moral is very wearing. Is it worth losing the question on the mortgage board to see if it would have an impact on any mortgage application/ offer. Is it work contacting the new school for more information and clarification on the role?

    Good morning to you all.  
    Thank you Honeysuckle for the kind words and advise.  I think you are right that i need some more information about the other job, and if only 1 year that would not be great for the mortgage.
    The house is tidy - not necessarily clean - and decluttered apart from a few more boxes of paperwork, but i will work on these shortly.  The estate agent came and valued the house for 215 to 220.  He thinks that last year we were slightly too high.  Not sure if we were or not, but i would rather they give us a price that it will sell at rather than be on the market for a year again.
    The agent also offered me a 28 day rolling contract which i like the idea of.  I hate being stuck in a contract for too long.  Right off to clean so more

    Bit of a setback today.  The only one option/lender the mortgage broker had available to her has declined my application.  She has appealed it due to my credit score being within the right level and my affordability being ok (both of which she has been told are ok by the lender) so their criteria is met.  She did seem to think if it still denied i am stuck.  Back to the drawing board and not moving again.  At least i haven't got it on the market again as yet.  She said hopefully i might hear by friday but might be next week as they are busy

    Me and OH are obviously still financially tied because of the mortgage, but would this mean his soft searches should show up on my credit report (because they do).  It doesn't detail the debt though so i am hoping my name hasn't been put down for a debt that i am not part of.  I know soft searches don't in theory effect the score, but maybe it might have been something to do with mortgage decline?

    I would not have thought your OH soft searches would impact on a mortgage application for you. Lenders will be tightening their lending criteria  but if your broker is appealing hopefully you will get a reason why you don't fit. If you only have one option available that does suggest a problem. Is it reliance on benefits for income? Can you increase hours?

    Thank you enthusiasticsaver.  I only asked as there is nothing else on the credit report that is negative.  I have no default, no ccjs or ivas, no debts other than the mortgage, no missed payments.   My DMP was taken out over 8 years ago and paid off over 2 years ago. There are currently no extra hours available at work, but possibly will be once things get back to a bit more normal.  Unfortunately the amount of extra hours will be minimal, but wont allow me to come off benefits at any point soon. Fingers crossed the broker can get them to look at it and see that i am a good payer and i can afford it (because i can - even when the rates go up).  Oh well will have to wait til the end of the week at least.
    Going to tackle some more paperwork in between home schooling today.  Most i think can be shredded but obviously need to go through it just incase.  Boss also said she was going to send over some work too so will wait for that.

    Yay application in principal for mortgage has been approved.  Mortgage broker did her thing and made them look at it properly.  My only worry is its never a definate.  Oh well will look on the positive side and can move onto the next step .... selling house ....finding new house ....keeping fingers crossed it all goes through!

    This is huge progress, especially if they’ve looked at it to agree it in principle. Fingers crossed for a quick sale!

    It certainly is a little weight off my shoulders for now.  Now to smarten up the house and get it on the market and get the best price for it.
