    Yes it is good to know there is hope and if nothing else I can get enough to get OH off this house.  I really would like elsewhere and now I know roughly what I could afford it opens a few more doors.  
    OH agreed a certain amount to come off the mortgage and house deeds so the price was kind of taken into account.  I would be better off myself if I went through PB, but it would make no difference to him.  I just feel the agents (we tried 2 high street ones the other year) did not do a lot.  In the year and a few months we were on the market we had 5 people come and view at the most.  One agent tried to say the same person coming round was a different person, but neighbours said it was definitely the same person.  First time they came round they wanted a bungalow (we are a 2 story house) and the second time they wanted 4 bedrooms I believe (we have 3).  They didn't like it when I said I no longer trusted them, especially as they lied to me on the phone earlier in the conversation too about another matter.  Personally I think it was a relative of the agent and they just wanted to look like they had some interest.  At least if I'm booking appointments and getting details and feedback direct, I should be able to stop that.
    Looks like stamp duty may be being cut too so maybe more buyers on the market, plus it would save me some pennies too maybe

    Well i have spent the afternoon filling in forms and photocopying wage slips and bank statements for the mortgage broker.  Hopefully she has enough now to proceed to the next step.  Now to go and start dinner as the children are starting to moan - not surprised as it is getting on

    Seeing as you have to pay your erc regardless and theres no stamp duty I would crack on with trying to sell. You've nothing to lose :smiley: and only you to please going forward. If it doesn't work out, it doesn't work out but at least you tried. I think stay positive and go for it. And I liked the look of house simple I think it was when I was looking at online brokers. Get them booked to come round and see what you think of them. Xxx

    I have got local agent coming to see me on 13th and i hope to get a call and to book a visit from PB tomorrow (we keep missing each other).  At the moment there is a lack of properties that are suitable within my price range, but at least if i've got a buyer i could look more seriously and be able to make an offer if something came up.  Last time i sold i had no children and moved back in with my parents until i bought this house so i wasn't in a chain at any point.  Don't think my dad (and certainly not the Stepmum) would want me and the kids tunring up with our bags wanting somewhere to stay.

    Just had a call from a lovely chap from child services wanting to apologise that my claim has taken so long to process.  He is now going to try to contact OH for income information.  I told him he is better off trying to contact him by phone and not to be fooled by him saying how much basic wages he is on (he is very keen to boast about how much he earns when it benefits him, but also very quick to revert to his basic wages if that suits as well.  The nice man assured me that he would be getting copies of wage slips etc to confirm and getting his latest information as proof, so i am happy.
    I also did get call from PB lady who is going to put me in touch with the local person for my area, so so far today its been a busy day.  Am shhh I'm not even out of my pjs yet.  Next task - get dressed!

    Well what a day.  I have just received an email saying OH has actually sign the first set of paperwork and sent it back to the solicitors who are now checking it over before they send it off to the courts.  Also confirmed that i need to commit to either selling or not so i can put it on the financial forms to finalise the money side of things.  Now to work on these forms and get OH to find out his pension details.  But today has been positive

    Hi there.  Yesterday i had a call from the mortgage lady saying she couldn't get me as much as first though due to my affordability, but as the amount she feels she could get is still higher than i was originally needing i cant complain.  She said its very difficult to increase the amount of spare money i have available as i have already reduced most things to the minimal and don't waste money on silly things.  With the money i should be getting from inheritance i could get a really nice house.  That's if any appear on the market.  At the moment there are 2 in the areas i would like, for the price i can afford, and with the desired number of rooms.  With the  announcement of no stamp duty i am hoping there might be a few more go onto the market as neither of the 2 are quite what i need even though they do tick the  above boxes.  I did have a dream last night that i had moved into a new house and everything started leaking and breaking as soon as we touched it and my dad was there saying 'i told you so'.  I do like to make sure that my dad approves (even though i am 43! and my own person now).  I am the same with cars.  Oh well fingers crossed i will hear from the mortgage lady today with a mortgage in principle, but might not be until next week.

    Well no news on the mortgage in principle, but she did warn me that they are quite slow, so i will wait patiently.  I heard back from the life insurance man i had contacted and one of the parts i can not get cover for because my BMI is too high.  I need to get back on the weight loss so i am covered for all eventualities.
    We have the local estate agent coming on Monday at 11 so its full steam ahead with decluttering and sorting the house out and cleaning like mad.  We have removed a few bits of furniture from the living room as they were not needed and already it looks better.  I just have so much paperwork that I need to go through and put somewhere safe.
    Again no further news re CSA or divorce, but CSA man did say in Ireland they have a bank holiday Monday and possibly Tuesday so might take a little longer for him to process things.  I also know the divorce courts are backed up so could take many more weeks.  Everything takes so long to process.  Right back to tidying

    Thanks yes if it is at all possible to move then i will.  If i can only afford a 3 bed however i will stay put, but i dont think i will be happy until i do move.  It just might not be for a few more years if the figures don't work out.
    Anyway today i have spent most of the day trying to organise my DS and his bedroom.  He was there helping me but there was a lot of bits to sort through.  Under the bed was cleared and boxes sorted.  Anything no longer wanted will be donated of binned.  One chest of drawers is now in the garage as no longer needed as the tut that was left has been put into another box under bed.  Desk emptied and sorted and moved to where drawers were to make the room look bigger.  All clothes sorted through to see if they fit / he will wear and folder and put back in the drawers that he can now actually shut!  The window sill is now visible and books, dvds, computer games have been removed and put in the correct places.  Carpet now we can see it has been hoovered.  He is under strict orders to keep it clean until we sell it.  I have so many black bags for the charity bins - will go first thing tomorrow, and i have just booked my first trip to the tip on Monday morning.
    Tomorrow we need to be up early as i didn't expect to take so long on one room, but hopefully it will beneficial if we get viewings as easier to tidy less stuff.  Anyway we have the rest of the house to do tomorrow as well as a family bbq at my brothers for my dads bday so every minute we are home i will need to be getting ready.   We are hoping the weather improves as although it was supposed to be nice there were several grey clouds threatening rain today.
    Ok i am off to bed in a minute ready for the day ahead.  Hope everyone is having a great weekend :)
