    lynz, had my fingers crossed for you since yesterday. If its a good sign, the week we exchanged, we were waiting every day from the Tuesday for it to happen- happened on friday lunchtime.

    poppycat, ask warmfront to fax a letter to your solicitors saying boiler XXXX installed on YYYYY is guaranteed until ZZZZZZ.

    Thanks Silvercar only thing I have is a letter with the installers name on it, they cant help me any further they said they sent me orginal and there's a copy they cant copy it for some reason.

    when we moved in we found a problem with the "newish" boiler. I phoned the manufacturer who said that the installation/ guarantee hadn't been registered. from the serial number they managed to tell me when it had been manufactured and agreed a notional installation date from that.

    If you can't get hold of the guarantee, your buyers are going to have to live with that. They can choose to take out an extended warrenty with the manufacturer or domestic & general or British Gas HomeCare if they want. They must realise its a newish boiler, so provided it has been installed by CORGI people, they are going to have to accept that the guarantee can't be found at the moment. Just get your solicitor to explain to their's the problem and tell them to live with it or pull out. You commit to chase the guarantee if you can, but can't promise anything. I'm sure they want to exchange as quickly as you do, a bit of pressure works wonders. Lets face it they are not going to demand a new boiler be fitted.
