    Very few exchanged transactions fail on completion day. It often takes a while for mortgage money to get in during the morning but once the money starts to move it can all happen very quickly with modern direct banking terminals in many solicitors.

    Our experience was that when I phoned at 12:30 nothing had even started up the chain - we were second up, by 1pm then money had been and gone and we were just waiting for our sellers sols to release the keys, and by 1:15 we were free to go and get the keys.

    Expect to start thinking about completing around lunchtime - much earlier than that and buyers are treading on sellers toes as they try to get their stuff out. I'd say until 12pm be focussed on clearing your place, 12 to 1pm allocate for getting some lunch because it'll be a long afternoon before you think about stopping again for food and the chances are, like us by the time you've had some lunch, you'll get the call and be refreshed ready to start sorting the new place. If you start stressing at 10am you'll use all your energy in stress and have none for getting things straight.

    Lynz - we exchanged at 16:45 so don't be worrying just because time is ticking on - solicitors will focus on completions first because the bank transfer system closes before the end of office hours - they can then still do exchanges because all that requires is a phone call.

    we are just getting the keys today moving tomorrow and sat because we live in rented so we are end of chain and our vendor is moving into an empty house so its not a v long chain

    *paces the floor* dinner is on so i shall be munching soon
