Just when things were starting to pick up,
Scum bag of an ex is once again insisting I lower the price on our house & has now said that if I dont he will take me to court to enforce sale of it!
Can he do this? especially as its already up for sale?
Hes been living there for next to nothing for the past 2 years on his own & its been on the market for a year. its on for 190k which is 30k less than the valuation x

    yes he can, but it isn't a fast process.

    whose valuation is it? If it's an estate agents take it with a pinch of salt, get a proper surveyor in to value it.

    if it hasn't been on the market for long it may yet go; if it's been on for 2 years I'd be thinking of cutting my losses to be shot of him.

    Its been on since August last year we've not had any viewers. Can he force me to sell it for less than its worth?
    I've reasonably asked him to sort the estate agents out & give them a kick up the !!!! or sort another one out as im in hospital & he's done nothing to get the house sold so far. I've done all the legwork up to now & tried desperately to get it sold Ive put it on with 2 agents, arranged their viewing etc & hes done nothing.
    Would a court take this into account?x

    I really don't know the ins and outs of this situation but just wanted to say hang in there, it will eventually be sorted, and look after yourself - this is the biggest priority.

    the house is only worth what someone will pay for it and it sounds like your idea of worth is overpriced. If it's been on for 6 months with no offfer at asking price, chances are that price is too high.

    I thought that but there are 4 other houses for sale exactly the same all between 20-40k higher in price...weve had no interest whatsoever not even an enquiry as to whether we'd be prepared to take a lower offer.

    Perhaps they don't like the look of your ex?

    At the least, you should hide the bananas, as it could be off-putting to see him peeling them with his feet.

    "for sale" counts for nothing. "sold" does.

    If you are ok to post a rightmove link then ask the clever bods on the house selling board what they think it is worth - they have property price trackers etc.

    So sorry to hear you're back in hospital again :( hope they're looking after you. All I can suggest is make sure the house is reasonably price but you are paying a mortgage on a house you don't live in from what I remember so maybe it's best to get shot of it? ex OH will loose out as well so maybe he knows his free rent time is up? I totally appreciate you don't want to get lumbered with 30k's worth of debt but how long is that in terms of paying the mortgage etc as well as the fact the house could fall in value more. At the moment you have an open chequebook and are tied to the idiot ex- maybe an idea just to get shot of it. The money you are paying towards the mortgage can go towards paying off the what will be unsecured debt and I don't know but perhaps a solicitor will help you get an agreement where you both take out a loan for half the deficit and pay your half so you don't have to worry about idiot ex any more?
    Is there anything you can do to spruce it up a bit and get a bit more money out of it? Can you speak with idiot ex at all? it sounds like he might want to sell which has got to be better than you trying to sell and him getting free rent and refusing viewings dragging it out for a lot longer?
    Keep going hun - you were doing so well - your health and that of your little family is far more important than anything else - it's only bricks and mortar at the end of the day.
