That sounds good. Most agents charge 3%, some are cheaper and others charge a flat rate as low as 265€. However in my experience they do little more than stick a photo in their window and post in on their web site.
Some charge as much as 10%, like the one who sold my last property
However in my opinion it was money well spent. They did a lot of work including subsidised flights and entertaining to entice prospective clients.
I am guessing you are non resident? You are probably aware of the tax is charged at the date of sale as a % of the sale price for non resident owners. Tax is only due on any profit you made and you can claim back any overpayment. You may not be aware that you can deduct the cost of improvements you have made from the profit before calcuation of the tax due?

It was May 8th they first viewed. I know some of the other houses they have viewed (through the grapevine). Ours is by far the best, even allowing for the fact that it has no garden/swimming pool, which they said they wanted. They said they have re-thought their position about downstairs outside space (sensible given their budget and the area they are looking in). Ours does have a lovely roof terrace with a terrific view, where you can sunbathe/have a barbeque/dry your washing and a covered terrace (with the same view from a different angle) where you can have your breakfast/have a glass of wine/listen to music. It is also accessible by car which many village houses are not.
We think he may be wiling to meet us halfway as regards price.

I hope to goodness our paperwork is judged to be in order. Spanish bureaucracy is notoriously fickle, and just because it was judged in order when we bought it, doesn't mean it will be now.
Still, if we have to pay £000s to have it 'regularised', then we would have to have that done whoever buys it. Just hope we don't have to.

They have made a firm offer, subject to valuation by the bank, way below the asking price but nevertheless it is the offer we thought they would make and is enough to buy and renovate a flat that we have viewed today.:j:T
Think we should be able to get the flat way below asking price too as it needs a lot doing to it and is being sold by people who have inherited it so they are not going to want it to hang around.:D
Please Pray, meditate, hold in thoughts, affirm, cross fingers, swing from chandeliers, whatever you do, that a) the valuation works out OK and that b) our paperwork is judged to be in order.
(And that the vendors of the flat will accept our very low offer when we get round to making it
