Well the viewing happened today and the couple really like the house and the village...but they have other houses to look at so we know nothing yet. Also we will have to drop the price by a LOT if they have it .
...However we have another viewing on Tuesday from an expat in the next village who 'can't believe the price'....so this one hopefully more promising.

Thanks for the link. It is a lovely property and I can see that you have doen a lot to improve it. Unfortunately, rustic properties in remote locations do not appeal to your average buyer and can be difficult to sell. Have you checked your asking price to other properties in the region?
In the current market, I would suggest you need to get maximum exposure if you wish to secure a sale. You could try multiple agents, i.e. not only those who cater for Brits but those who cater for spanish and other nationalities. You could try one of the online agents to get exposure on http://www.rightmove.co.uk/overseas-property/in-Spain.html

At the moment , these houses in the mountain villages are selling better than coastal properties in the collapsed Spanish property market. The price is OK, in fact most people say it is too cheap.
We never intended the move to Spain to be a permanent one. However, we didn't really intend to sell for another few years. But what with the Spanish market the way it is, we thought we had better put it on the market now as I think things will get worse rather than better in the next few years.
Also the English market is dropping atm, and the flat we want to buy will also be cheaper. We do have a house in the UK, where our son lives with his girlfriend and lodger, but we would like that set-up to remain the same if at all possible.
We have marketed the property in Holland and Denmark as well as in Spain and will market it in the UK when we get there inJune . We are using our own network of contacts. Both our viewings have come through these contacts, who know Spanish people as well as expats. We do not want to put it with an agent as they charge silly amounts (like about ten grand) in this part Spain and tbh we thought we were as capable of sticking it on a website as they are.
Spanish people are unlikely to buy it to live in as they DO prefer urban properties although they might want it as a holiday home. It was the holiday home of a Spanish family when we bought it.

The viewing has taken place and the lady loved the house and thinks it is well worth the money.
However, it is not for her, it is for her friend in the UK, so again we will have to wait and see!
We are putting the sale in the hands of a freelance agent. We know her well. She is English but also speaks fluent Spanish. She has told us to be prepared to get £20k less than the asking price (although she says it is a fair price), after the sellers have knocked down the price and all the selling fees have been paid. She sold five houses last year, really good in this present climate for a one-woman business who picks and chooses her clients.
She will also be a keyholder when we are in the UK and if there is a sale will guide us through the labrynth of Spanish bureaucracy and make sure all is done legally, aswell as offering translation services.
She has told us what her fee is, there will be no 'extras' and it is considerably less than the other Estate Agents.
So.... all in all a productive day!(AKA HRH_MUngo)
