    well i am sending you all big happy hugs to help everyone feel happy again. I finally have my car back after OH needing to borrow it each day. Cant really afford a lot of petrol right now but i know its there if i do need to use it :)

    well I got my NSD. so will update sig in a mo.....how's the race coming along...I'm up to 7 now which i'm happy with :T

    I've listed 20 things on turbo lister need to do a few more then going to upload them all this evening

    OH taking car tomorrow as his truck is not safe yet apparently! I walk miles each day :) Afraid i am still on 3 NSD - Its a bit pants but just keep needing little bits each day that cant really wait. Must plan more. You seem to be doing really well though

    Not a nsd today, had a charity coffee morning for a neo natal unit so felt obliged to eat lots of scrummy fattening cakes :D

    Am popping back out later as I have 2 ebay parcels to send still. Also need to do ds1 birthday box but if i send today he'll get it for the weekend and it'll be opened before his birthday! So i may send that off monday first class recorded for him instead :)

    Am going to clean the house today as dh has finished work early so he can help watch the kids (who are in the process of driving me mental with their constant whining!!!)

    Basically dad at rented house. Rings me up. 'They've absolutely trashed it. stinks of dogs p&* & Poop! Holes in 5 walls/doors. Carpet RUINED :mad: EVERY room needs replacing.'

    And I can't claim a god damned f!!!!ing thing from the tenants. I'm annoyed at myself for not having any money to do a check in thing, annoyed at tenants for doing it, annoyed at letting agents for not doing spot checks like they are supposed to :(

    dad is sending someone to start it on monday. Will cost close to a grand :( hopefully not more as i have no more. That will be the emergency fund. gone. again.

    really could cry with frustration!

    Dad has said to use letting agent to find new tenant and he will manage it for me for free whilst he does his ones on the same street. So need to write email to letting agents now and i'm a scaredy cat and hate giving people bad news (such as you are useless, did a useless job and we don't want you any more)

    Need at least 62 nsd's this month to make the money up!!!

    I suppose once it is let though we will have an extra income again to start saving towards the emergency fund/ f&f settlements. And i trust my dad to do a better job than the letting agent. and i trust his bloke will do a better job than their man. Must look at the positives!!! Must, must, must!!! (if anyone spots anymore please share. negatives still outweighing positives here :()

    Also cupboards are running low on food here and the fridge is looking bit bare so i will need to a shop probably tomorrow and i only have 20 something £ in my bank . o m g really could just cry!!!!!! (sorry bonnington and any other men that may read....hormonal woman. beware.!)

    To whomever it may concern,

    Regarding 321 The DFW House, I would like to advise that I no longer require management services from yourselves. I would like you to find a suitable tenant, and sort out contracts still if possible, so could someone please advise me whom I need to speak to from now on and how much these services will cost?

    I understand that I didn't have a schedule of condition done on the house before the last tenants moved in, but my father called me from the house and I feel absolutely devasted at the condition the tenants have left the place in. Now regarding the condition, and as to whether the previous tenants are responsible or not, my father went in after the last tenants and so can compare for me. He said it is disgusting and the place reeks of dog odour (not just wet hair). All carpets need replacing. Everything needs painting, there are cracks where cracks shouldn't be etc etc. I expected the management services to include regular spot checks on tenants? Perhaps I am way off the mark on this one? But I can't have this happen again.

    I will arrange other management services elsewhere. So if you could please forward this onto the relevant department, if this is not it. Please also advise of any monies owing to me, or to yourselves. I understood there was a holding fee for the tenants who did not take on the house, what is to be done with this?

    If you could email me back the specifics a.s.a.p i'd be very grateful
