Everyone should have their own home thats fine. For every addition home people own they should have to pay a £10k a month upkeep tax - if they inherit a house they should not be charged the £10k a month for 3 years unless they start renting it out.

This would end buy to let.

Those who want to start official buy to let business (like proper companies) should have to apply to the government to get a licenese and be regulated strictly.

Tenants rights should be increased. There should be no deposits - it should be a risk people take when renting that someone looks after their property - after all you should expect some things to go wrong in a house surely. Landlords shouldnt be able to come and go to a rented house as they please. If they let themselves in without recieving written permision from the tenant then the tenant should be able to treat them as a home invader and take all necessary action to stop the invader. After all, if I am renting a place it is my place not yours even though you own it.

I had a LL who sent round decorators to the flat I was in one day. They didnt warn me, I regret letting the decorators in because I didnt want a challenge. Now I would have said they cant come in and would of prevented it as much as possible from taking place. One that property I lost 10% of my deposit for "scuffs around the light switches". It was as if they thought any slight degradtion to the property from me living in it for 2 years was going to come out of my deposit despite the fact I had paid for it for 2 years. My options with this BTL LL were to 1, get into a fight about £100, or 2, just forget about it and be annoyed. I decided option 2 because I doubted I would be succesful anyway.

This left me wondering if its worth treating a property you rent well as they will find something ridiculous that is simply ware and tear and deduct your deposit anyway. So you might as well just treat the LL property like they all treat you - like trash and an inconvenience. Mind you I would always treat it well because of personal pride and general christain spirit

How much more regualtion would you like to see? What regulations would you like to see in place?

I liken them to the nobels in the 1500's. They own all the land and exploit the people for their own ends. All whilst their little racket is protected by the establishment (i.e. high interest rates despite inflation spiraling out of control).

What is the current average mortgage rate? What is the current Bank of England base rate?

    How many have you met?

Far too many!!, the reason i started this thread was because in my line of work i meet them constantly, indirectly.

They are the worst breed of people in the UK today, they destroy everything that was once good in so many ways in this great country.
They are a bunch of people who make a BIG DEAL about how hard they have worked, yet they are mostly people who were convinced that they were business people "property developers", yet most could and never of used these business skills in any other walk in life. They are just the remains of a Labour gimmick of making people with bog standards propertys feel like they were captains of industry.

The one family in my area that i would love to talk about on here is to scary to contemplate, if they even knew i was talking about their local little empire on this forum i would fear for my welfare, Nasty evel people.

I love it when people in life make something of themselves, i think it's great when people get together and create a business. What i hate is a business model that makes the life of British people worse, and thats BTL.

    Reptiles the lot of them

In which case, you need to find a different line of work. Because I have probably me more than you have and although there are some rogues, on the whole they are mostly nice people.

Yet another example of what is going on, decent people/familys living under the roof of a dirty little drug dealer.
The sooner an investigation into laundered money in the property BTL business the better.

I would love to give a few detailed examples on here but i would honestly fear for my saftey

Being a BTL LL is a business in the same way a drug dealer runs a business.
I am not a financial expert, and the post above is merely my opinion.:j
