    Rent me your garage to live in ... and I'll take a corner of your shop as a workshop/sales area. I'll make shiny stuff that's very pawable.

    We could have a PC on MSE in the 'staff room'.

    Sounds like heaven :) I like the idea of a staff room!

    What's bugging me about that one is that the vast majority of the building is living space, yet the whole thing is subject to VAT. Me and VAT are going to fall out with each other very soon, seeing that I fork out frightening sums but don't sell anything with VAT on, at the moment to ever get anything back.

    The size of the shop, compared to the building I'd never earn enough in proper money, let alone VAT to make it back! But it looks perfect in many other ways. Location (right by my favourite restaurant :o), size, garden. H saw it and said "that's your shop", which even he knows is whimsy, but bless him, he said we should look at it.

    Into daydreaming at the moment.

    It is expensive. It's bigger than I thought it was, more than enough for you. People would love to holiday in it wouldn't they? You could have a little cabin in the garden.

    Yes, it'd make a good holiday let - IF ... you can find enough people who want to holiday there rather than the other 100,000 holiday let places they could also rent.

    People think that owning a holiday let's a great idea, the reality is that few are making any money as everybody and his dog thought it was a great idea and bought into the dream. Normal housing estates, new builds, are over-run with holiday lets even. My sibling bought a regular house to live in and a big chunk of the new build estate is turning up on holiday let websites.

    £300-400k holiday lets alongside SO 2-beds, alongside a very small handful of people who actually "bought 100% of a regular house to live in". They're everywhere.

    I thought the "good idea" is to buy a second home as your own holiday place and then let it out when you don't want it. That way (in your mind) it doesn't need to turn a profit..

    Unfortunately, if you let out your holiday home, it spoils it. You can't drop everything and go when you like. The place is no longer just for you. You can't keep your stuff there - maybe a bit of stuff in a locked cupboard. It all has to be left ready for the next people when you leave. There's a load of admin. You are probably better off renting someone else's holiday home.

    The term holiday let covers a multitude of scenarios.
    - some people buy them and don't use them
    - some people buy them, think they can rent them out then either fail to do so or get emotional about it so don't want to
    - many many many are sold "off plan" and in new build developments to people investing purely for the holiday let income. Blue Chip Vacations is one big holiday lettings company that seem to take 2-3 from every new development in the county
    - some hotels have been branching out and buying cottages/houses and new builds as an extension to their hotel business (posh hotels that is, not Mr & Mrs Bloggs with a 4 bed B&B).

    Our neighbours have gone abroad (to live) and put theirs with an agent in case they come back. They had about 5-8 weeks of rents last year and are just about to have their first week's income this year.

    Think I'd rather live there than let it.

    I really must get around to updating my "books I've recently read".

    I've got the census training on monday, & am not looking forward to loads of bloody role play. I hate role play.

    Oh, & the bowls season starts in a week. Jelly is getting excited...
