    Totally understand how u feel, its like a waiting game isnt it , u bever know whats gonna happen.. abit like a rollercoaster ride... we are currently waiting 2 exchange but awaiting an enquiry from the seller for our solictor..

    I think they only want to make sure that the developers when developing the property got all the correct planning permission. The development our house sits on was originally turned down when developers first applied for planning permission and what my solicitor wanted to see was the appeal document and also the agreement between the mayor and the developer as to exactly what they were allowed to build there. I don't know if the fact that the property we are buying is one of three freehold houses that were newly built on the land that belonged to an old fire station (converted into leasehold flats) was the reason as it does seem a bit odd?

    Our sellers could have popped around to the planning office and sorted it all out but ended up quibbling about how much it would cost. In the end, I got it done free and it took me half an hour. Councils are notoriously slow at dealing with paperwork so I would really suggest you find out what their solicitor wants and get them for them otherwise you could be waiting ages! Good luck!

    feeling a little better today.- spoke to dad who told me some horror stories from thier own buying & selling days, including one where thier sol had told them theyd completed when they hadnt so they paid removals & rocked up at he house, to find they hadnt even exchanged :eek: so they had to turn back :)

    the weird thing is all the planning permission for my development is online.

    Im ging to try again this am to get hoold of my sol, but dad reckons the more I hasslle the less will get done. IM going to try and get out of here today and maybve ill go for a swim or something- might help sooth the anxiety :)

    Best of luck for today, the swim sounds like a good idea. I am busy at work today so I doubt much will happen on mine. My OH has betted a £ that the day I don't try and push it on is the one when it will happen....

    When we bought current house we were meant to exchange and complete on the same day, it didn't happen and the vendor was in the middle of a fortnights holiday, not contactable. Luckily we had a couple of weeks to run on our rental, but we also had my step sons for a week in a one bed flat which was interesting. I hassled the solicitors to get it through ten days later and paid a premium to make it happen. Net result, I have found out now I am selling that a lot of stuff that should have been picked up on last time was missed. Access issues, building regs or not, etc. Sometimes just best to go with the flow.

    I hope all of you who are waiting to exchange get the news you want in the next few days. I have every faith that it will happen for you.

    We're completing tomorrow its all very exciting but I'm not sleeping at all so roll on getting to the house and (HOPEFULLY) getting a good nights sleep.
    House purchase completed 6th December whole process took 4 months.

    Hang in there everyone it is worth it

    I am getting fed up of this game of buying and selling, sorry just need to vent.

    I paid £280 for a survey (the cheapest one) 3 weeks ago, it was done a week last Friday, it official still hasnt come. I got a scanned copy yesterday from my broker although its incomplete (page missing) and unsure what Projected Market Value is as its £12K below what we are paying.

    We get a call from the sellers EA on hows it going explained about the survey and that theres a delay on survey for our house. My OH asks them what is projected market value is, but they dont no, they said they ring back later.

    I ring the survey company who they dont no either and trying to get hold of the surveyor. I mentioned that we havent had a copy, everyone else seems to have one, they wont give me a copy said its confidentiality. Funny I thought I was the customer who paid £280.

    Tried to ring the bank on the survey form, but I cant get teh right option to ring to a human being, seems to employe robots.

    Oh what fun.

    well our latest is that the bottom of the chain can only pass up a deposit of £1000 upon exchange. Our buyer says that he can only pass this on and we are still waiting to hear if our seller at the top of the chain will agree to this ( this is a tall order for them as they are moving abroad and have a lot of expenses).

    There may be conditions attached as long as we exchange Friday (which suits us) but as of yet we are in limbo waiting for all parties to agree.
  • Another first time poster here. I have been following this thread for a while but was too scared to post in case it brought me bad luck. I've had the bad luck anyway now so I might as well post!

    I am buying a new build house and selling my house to a buy-to-letter with no chain below him. It should have been straight forward and we had hoped to move by the end of November. However we have not even exchanged contracts abd are not even close :mad:

    The delay is that our buyer has not yet received the mortgage offer despite applying for it weeks ago. In fact, the valuation has not even been done on our house yet and we cannot understand why not? Our buyer has repeatedly chased the bank (Abbey) and now the firm that have built our house are also chasing them to see if they can speed things up. We're all desperate to get this moving, but Abbey seem to be doing nothing. It is SOOOO frustrating, especially as our house is only 4 years old and the mortgage required is only 60% so the valuation is just a formality and not likely to affect the outcome of the mortgage decision.

    I desperately want to move before Christmas for the obvious reasons, but more importantly I am worried that the company we are buying from will pull out if we do not complete before their end of year on 31/12. They have given us a generous discount to ensure they sold the house quickly, but I am worried the discount will not be available if we miss their deadline (we have already missed about 4 deadlines that they have set and extended, but I think the end of year will be the last deadline).

    I understand that at Abbey, the valuation is the last step in their mortgage process so once its done the mortgage offer could come quite quickly. But even if the valuation is done this week and the offer comes next week, then its going to be very tight to exchange and complete before Christmas. As far as I know everything else is ready for the exchange, but experience shows that other problems are likely to appear at the last minute.

    I have already packed 40 boxes and have another 30 waiting to be filled up. I feel like crying already and if the whole thing falls through then I don't know what I'll do.

    well Im feeling slighlty better. Spoke with the secretary ( the sol is working at home this am) and advised that
    a) much of the planning permission seems to be online - link sent
    b) also "someone told me" ( angel ;) ) that it could take 6-8 weeks and Im not willing to wait that long etc
    c) HAPPy to pop round there and get the docs if this will help

    Sol back in office this Pm, I was going to go or a swim but i might just wiat and see if im needed to go down there to get these docs.

    I dare not pack anything :eek:

    We are getting very depressing news here. Our buyers solicitor won't answer the phone to anyone or respond to emails so it's more a question of the 'race to exchange before Xmas'
