    Our buyers completed this morning everything went through fine.. im so happy now that we dont have that house to worry about anymore, ive gotta say the sale was very fast started on 20th oct completed 4th dec not bad hey...

    O well - the sellers have finally sent a cheque payment for the manangement company so hopfully now they will help out with giving answers to our solictor (they wouldnt give anything out as payment was owed by seller) but this has been paid and im hoping and praying we can exchange soon as this is the only thing outstanding...

    It would be the perfect xmas present to move in our new house this year :)

    I got a copy of the valuation reports from my broker it cant be all there as it refer as it says in the bit below as continued, but it doesnt continue. It states "Specialist advice should be sought in connection with wood-boring infestation (noted on roof structure but (continued) Thats when it ends

    Anyhow dont understand this bit

    House we are paying for is asking prices 150k

    On the valuation survey it says

    EDIT it does also state

    Market value with the benefit of vacant possesion in its excisting condition £150k

    Projected Market Value (PMV) with exchange with 3 months of £138k

    Also

    Insurance required to include all costs and site clearance £134k

    Hi hex and Lynz,

    Sorry to hear you are both having a bad time with the exchange! Fingers crossed that it happens all very soon.

    Lynz, our solicitor wanted to see the planning permission for the development where the house we are buying is located. After a lot of to-ing and fro-ing (basically, the vendor's solicitor wanted to do as little as possible and thought if they fluffed about long enough, our solicitor will drop the query, they were also moaning about the costs), our solicitor called the borough and basically, you can ask to see planning permissions over the counter and they will make copies for you (10p each page they told us but eventually did it for free). I did that in half an hour flat. If they had requested that from the council, it would have taken 6-8 weeks to sort out and costs will vary. So it might be a plan to ask your lawyer what documents the buyer's lawyer is asking for and going down to your local borough to do it!

    Im in that boat tooo.....supposed to have exchanged on Friday, our Buyer never sent his deposit to the solictors in time, so couldnt. They said..."Dont worry, be Monday". Monday is here, Monday is nearly gone, and no money been received at the Sols.
    They got hold of him, and said he had sent it over the weekend. I think he sent it by BACS (if he has done that is as we have no proof as yet) and if he has sent it by BACS it takes 3 days. TT is the same day, but for some reason he did it Bacs.

    We are supposed to be completing on Thursday and still not exchanged. :-(
    Im really sad !! More like SUICIDAL!!

    Never mind - soon be xmas!

    poppycat, do you understand what this means? as i understand it the lender only reckons the place ie worth 138., therefore they will only lend you 138 ( i think) thus if you want the place still, time to hard bargain to get the vendor to reduce thier price to what you can afford, or you have to find the difference from elsewhere. this happened to me, but it was *only for 2k, so I borrowed it off my mum and paid the difference as the housing association were not willing to negotiate

    Do you know WHY they wanted that info ( planning permission? )

    I have tried to contact my sol today, to say I can bomb round there and pay it ( should I really be paying this, or should the buyer, surely this falls under thier searches :confused:) the planning office is only round the corner.

    I called the planning team at the council and they havent recieved the request, it was sent on Friday, by snail mail with a cheque. I said to the secretary Im happy to pay this, can she check whether i should, sol not returned my call.

    Argh thanks in the survey he/she mentions that they compared with similar properties. Property 1 valued at 155k of similar size. Property 2 £165k and smaller.

    We are only have a mortgage of 60k

    I just edited my previous post above, hoping its more clearer.
