Thanks everyone!
Sorry Lynz for leaving you by yourself! Hex2 is correct, I sat at my desk at work waiting for the phonecall and the moment I walked away to talk to someone, my solicitor called and left messages on both my work photos and mobile to say we exchanged! We will be here for moral support, any chance it could still be happening today?
Congrats Weggy, we have two weeks to completion so will start calling suppliers etc next week.

Big relief, I was starting to get into serious depression mode and had to drag myself out of bed instead of curling up in a ball and shutting the rest of the world off my life."Don't cry, Don't Raise your Eye

jamminjamaica, stamp duty has to be paid within 28 days of completion, though most solicitors like to tie up this lose end as soon as you've completed.
lynz, funds can be transferred by CHAPS same day. If their solicitor already has your buyers funds they can be sent anytime before 3 pm for same day transfer. that's for deposit. for completion ie mortgage money most solicitors now request transfer of funds the day before so they have them ready to transfer to the seller on completion day.I'm a Forum Ambassador on the housing, mortgages & student money saving boards. Lynz - mine solicitor says it depends on who the mortgage company is, in theory five working days from requesting the cash, some are happy to go faster. He is saying as long as we exchange by lunchtime Monday we can do Friday. Sorry to hear yours still didnt exchange, at least I knew in advance mine wasnt going to happen.'If you have a garden and a library, you have everything you need' Marcus Tullius Cicero0
