    We got the letter this morning to acknowledge the conclusion of missive, so we are definitely sold. We also got the official acceptance of our own offer (with the list of terms and conditions to check over) so that is all on course too.

    This afternoon the washing machine started to leak. Why couldn't it wait another 6 weeks!

    dkny, I know what you mean about bugging the solicitor as I feel kinda bad I am practically calling every 2 days. But the EA called today and we have a completion date of 8 December! She left a message to say there is a very good reason behind the date and she will tell me when I call back. I called back to be told (very honestly!) by her colleague that she is unlikely to call me back cos she is on the phone and already late for an appointment but she will pass on the message that 8th is ok. So I called the solicitor to make sure she is in the loop...

    The environmental search will turn up things like if there is a risk of subsidence, old landfills, telecommunications towers, environmental hazards in the area blah blah blah. Ours had a moderate risk of subsidence (but it's on a hill so that's expected), had two telecommunications towers nearby (which we could see and knew about) and also some old infilled land nearby (but they are only small). The solicitor will wait for all the searches to come in before they do their report and you will see everything then. Good luck! :o

    Hi dkny,

    It is 3 searches as far as I know! Though I think we got some other stuff in the pack like the land registry title, fixtures and fittings list and contract to sign as well so it was everything in one go! You had one in right? So only 2 more to go... Our local search was the last one to come in.

    Solictor said enviroment search is back, she said she is waiting for the local one to come through, Got pack etc which mentions land registry etc..Is this what i have paid the first £300 for then the searches basically? Said she will know more next week so fingers crossed :confused:

    Newby here but I've just had my offer accepted and am panicking that something will go wrong with the mortgage! I had my agrement in principal last week and sent in the forms on Friday. I've sent the solicitor a cheque to get the searches underway so I guesss I wait now!

    We'd love to be in for Christmas and I think our vendors would too.

    Hi folks. You seem to be au fait with this house moving business. We had our offer accepted and accepted an offer on our house in the middle of September. After some survey bother we got our mortgage offer yesterday. Our buyers still haven't had a mortgage offer because some piece of ID got lost in the post and is being re-sent. I thought once the mortgage offers were through we would be home and dry but having read some of the posts here I'm beginning to wonder if my hopes of moving by the end of the month are hopelessly optimistic!
    What's the difference between exchange and completion? Can you be gazumped after exchange?

    Exchange is when contracts and deposits have been swapped - when the purchase becomes legally binding. Pull out after that and there are financial penalties. Things can still go wrong but you should be fairly safe from then on.

    Completion is when all the money swaps over and the legal title - the day you legally take ownership.

    End of month isnt impossible, but talk to y,our EA and see what everyone else is working towards. Ask your solicitor what is realistic.
