i have a boiler which was on 24/7 for nearly 3 months last winter and it was fine... but i have kept it serviced....

Let's help "the plain clueless LLs"Wow, I'm just stunned to see that a LL would even have to ask such a question and is indicative of all the plain clueless LLs there are out there.
Harsh ? just a T's home/health these ppl are messing with after all. Hope that boiler is safe!! to me if a boiler needs to "cool down" that indicates a massive problem and potentially dangerous!.

Repairing obligations in short leases.
s11. — (1) In a lease to which this section applies (as to which, see sections 13 and 14) there is implied a covenant by the lessor— (a) to keep in repair the structure and exterior of the dwelling-house (including drains, gutters and external pipes),
(b)to keep in repair and proper working order the installations in the dwelling-house for the supply of water, gas and electricity and for sanitation (including basins, sinks, baths and sanitary conveniences, but not other fixtures, fittings and appliances for making use of the supply of water, gas or electricity), and
(c) to keep in repair and proper working order the installations in the dwelling-house for space heating and heating water.

Landlords
Landlords must arrange maintenance by a Gas Safe Registered engineer for all pipework, appliances and flues, which they own and have provided for their tenants use.
Landlords must also arrange for an annual gas safety check to be carried out every 12 months by a Gas Safe Registered engineer .
Landlords must keep a record of the safety check for 2 years and issue a copy to each existing tenant within 28 days of the check being completed and issue a copy to any new tenants before they move in.0 -
Let us be clear about this. Boilers are continuously rated and the boiler thermostat - even if set to max - is sufficient to ensure all the recovery any decent boiler should ever require. Your reminders come across as barmy Landlord stingy rules. Apart from ensuring it doesn't kill the tenants, it's not really an obligation is it. Only in the same way that the tenant is entitled to trash the house and walk away.0
