Its far from impossible to be a LL at 29 especially if the properties / companies are inherited.
My previous LLs were of same age (married couple). They didn't have a clue either. It's how ppl are now dealing with being unable to sell their homes, they rent them out instead!
I live in a village location. There are 5 pages of properties to rent here (total amount) on rightmove and out of those there are 5 properties that are also for sale. One has managed to sell two weeks after a tenant moved in. I'm sick of the new trend of using tenants as a commodity in order to get mortgage paid on a property that is not selling.Inside this body lays one of a skinny woman
but I can usually shut her up with chocolate!

Limeburner, you really seem to have a strange view of the advice you have received.
You have deemed it "herd mentality", however what you have actually received is a consensus of informed opinion.
It's a bit like asking a copper if it's illegal to sell heroin to kids. Just because they all say it is, doesn't make it herd behaviour.
You also seem to have missed out at school when they were telling you what the purpose of a question is. Only a barrister asks questions to which they already know the answer.
Your question was an attempt to get an informed opinion, which is what you got. That you do not agree with the weight of informed opinion says more about you than anyone else.
As for it being a money saving forum, it is, and in fact the issue of it being a consumer forum doesn't really apply in this scenario, if it was the tenants responsibility, people would have said so.
Anyway, good luck with getting the over-heating thermostat sorted out (!?)0 -

There is no negligence or malice from your tenants. So the sledgehammer analogy is totally irrelevant. You have been wrongly advised by your gas fitter. the first time I fixed it. the gas safe engineer commented that the boiler thermostat was likely to overheat if they keep running is as they did. they were advised to change and they agreed. a timer was set according to their wishes which they turned off.
its their negliance. tenants need to respect property as their own and treat it accordingly. they pay rent to enjoy the property, but with that comes responsibility. Its their duty to pay the cost in whole or part.

It is quite something when a load of 'dead from the neck' people tell you that you are wrong and provide good reasons. Do your duty and fix the boiler. my mind is made up and thats that. they can wait for it to be fixed. they wont make a fuss as I give them very low rents. I reduced the rent when one them was made redundant and permitted another's girlfriend to stay when she was made jobless and homeless. I have nothing to apologise for.

I am a landlord and I am 30. Husband and I were very lucky to buy our first home when prices were seriously low ans stayed in it with a tiny mortgage saving for a while, then borrowed a small amount against it to fund the purchase of our second home, in the meantime I had finished uni and was earning so our income had trebled and we look at the first house as a pension for later on in life.
As a landlord I would take it as my responsibility, and would actually be quite concerned that they felt they needed the heating on for that amount of time. I would be looking into whether there were issues with draughts or bad insulation that I might need to look into and repair to make the house more insualted and retain heat.
