I know where milliebear00001 is coming from, but I'm with Grimbal and westlondonbuyer. Surely they had a plan of where they were going to go and why before they put their house on the market. Otherwise, why bother? So has something changed with their original plan in the intervening months and they failed to notice, or forgot to take their house off the market when the reason for moving changed? Or did they just believe the hype that it's a buyers market and there are hundreds of sellers desperately wanting to sell and they thought they could snap up a bargain in seconds without doing any research beforehand?
Oh me too. I'm a buyer and am annoyed that my parents don't seem to understand the market at the moment. Their view is that they have a bottom price and won't go any lower because the house 'is worth more than that'. They understand there aren't many buyers around, but are not desperate to sell up - they would just 'quite like to' if the circumstances are opportune! It's costing them nothing to keep the house on Rightmove and they may get a buyer 'at some point'...frustrating but there you are. I would start looking at other properties too if I were you!0 -

I think you've all got it spot on - I live in an area where my EA has previously said to me is an area of "want to movers" rather than "have to movers". It's a little bubble in West Sussex that seems pretty resistant to the market, so I think that my "vendors" are exactly as you all described.
I've told my solicitor to carry on with my sale paperwork, and to put on hold any paperwork relating to my purchase. We'll consider renting if needs be, but it will mean that if these guys still want to sell to us, then they can expect a reduction in our offer or we'll carry on renting until somewhere else comes up.

May I join you all? I'm going a bit frantic today. I put in an offer 6% below asking price this morning and am now desperately waiting for a call from the estate agents. I'm not particularly expecting my first offer to be accepted but at least if they ring and say no we can move on to the next offer. It's only been on the market since Saturday so I'm paranoid someone else will snap it up for asking price. I know it's a buyer's market (and it certainly feels that way as a seller) but as a buyer it feels like all the cards are in the sellers' hands. Aaarrgghh! Any vague shots in the dark on average waiting time to hear back on your first offer? As sellers, we took 7 hours to get back, but that was only because I was in a conference and my phone was switched off - it was actually only about 30 minutes from when I found out about the offer (partly because I felt bad I'd kept the poor guy waiting all day!)0

Of three offers made in the last week-and-a-bit on different properties through different EAs, I've had to chase them up a few days later - all rejected, naturally. Perhaps this just reflects the kind of offers I've been making, although frankly I regard some of these offers as overly generous in the present climate.
I can't say it feels like a buyers' market inside the M25. Too many vendors are anchored to silly figures.0 -

Thanks dkmax. I caved in the end and rang the estate agents to check the offer had been passed on. It has been and the sellers are considering it and are going to ask some advice from a relative (who I'm guessing has maybe been in work all day). Interesting to hear it's not just us getting slow responses to offers. Even if vendors need time to think about the offer, it would be helpful if the EA just rang you back to tell you that's what's happening :mad:0 -

I believe it is overpriced for the area and what it is which is why I can't bring myself to offer the asking price to secure it. I do really love it, and fallen for it despite trying not to! However it is a nice new build (18 months old) with little or nothing to do in it so I can see the appeal. It's been on market since 9 September. As I've left the offer on the table until 5 Nov I am hoping she reconsiders a 95% offer from a buyer in a FTB position.0 -
FTB here with a 30ish% deposit, looking to buy with the gfriend but unfortunatley living in the South (central) prices still feel high, even 1 bedroom houses in a rough area are going for 130K+!
We both still live with our parents (rent free thank God), i'm 25 and shes 21, might have to stay at home for another 5 years+ until our deposit grows and prices stabalise.
We do want to have kids but 2 bedroom houses seem pretty unafordable. I have seen a few sales where buyers have purchased 1 bedroom houses and having to sell them urgently for 10K less as they have more kids on the way, don't want to end up like this! May bypass 1 bedroom houses and aim for 2 bedroom ones, even if it does mean leaving home at 300 -

I'm in the same position. It's now been a day since my offer was declined. I left the offer on the table for 2 weeks so I am really hoping I'll get chased by EA about if there is any scope to increase my offer. I really really hope they chase me as I probably would pay a little bit more.0 -
Wow. This forum has been very quiet! I take it nothing is really happening which is true in my case.
Am in week 5 since my offer was accepted. The last correspondance from my solicitor was nearly 2 weeks ago so I called for an update to see how her enquires/searches were going as the next stage is the exchange.
As usual she's always 'busy with a client' but thankfully her assistant has access to my files. Apparently local searches have come back and enquires are still outstanding and they are in the pile for another person to do. Rather annoyed that the work has been passed onto someone else to deal with as my solicitor did confirm that she will be personally dealing with all the work.
I'm starting to hate all this waiting. Really want to move in by the end of the year.
