    After two weeks of trying to chase the vendor's solicitor who was allegedly "working from another office" (which we suspect has rather nice grass, 18 holes and a good bar) we finally have the one line letter that was holding the whole thing up. Contracts went out for us today which we should get to sign tomorrow so we're almost there! Our rent date is the 6th so if we hand in notice Dec 6th we can be completely out of here by Jan 6th as we plan on moving/cleaning/redecorating/repairing gradually... can hopefully complete quite quickly since the place is vacant too.

    Hubby also got the job he went for which is slightly more money and better prospects as well!

    I had a call from the EA last thursday and the gist of it was basically the vendors of my repo have decided its too difficult to get the building regs sorted out and so I can name my own price for taking it off their hands in its current state!

    Trouble is they want to do it via an "allowance on completion" which the EA couldn't explain without confusing me so told me to speak to my solicitor. Who is yet again on holiday. At every milestone of this transaction he has been on bloomin' holiday! By passing messages via his secretary I think he thinks it is all do-able so I've put my offer in to the EA with a justification for how much I think the work could end up costing - covering worst case scenarios in all directions obviously! Just waiting to hear what they have to say.

    Can't wait for solicitor to get back next week so we can actually get on and maybe even buy this house!

    I've put down a deposit on a new build. Due to exchange this month, complete next month but antisipating being in for xmas. Mortgage valuation occurs tomorrow. Spent most of yesterday pulling out all the evidence required to prove I've not money laundered my deposit! It wasn't this hard last time! I'm a bag of nerves about everything going to plan. I'd like to give my months notice to landlord on 23 December so I am hoping I get notice to complete before this date. Fingers and toes crossed!! :D
  • Am hoping we are nearly there now. Just waiting for searches (any day now) and a few final queries to come back.

    We were hoping for an exchange this Friday, but I don't think things will be back in time so am mentally hoping for early next week.

    5 parties in our chain though, so am not counting my chickens.
  • EA chased up my solicitor yesterday as the vendor has answered all her final queries. Apparently. my solicitor sent off the contract and instructions for the deposit to me on Monday. It's now Weds and still nothing in the post. Am annoyed as the firm seems to only send mail by second class!! EA says that everyone in the chain is waiting on me for exchange to take place.

    It's a 3 property chain and everyone is aiming to complete by Xmas so keeping my fingers crossed. Can't really be dealing with added stress as I was told last week that my role is being made redundant so could be out of a job by the end of the year! :(
  • Aw Gawd - spoke too soon! Just had a text from our vendor saying there's a problem at the top of the chain which the solicitors are 'trying to sort out'. No idea how big a problem, but mightily pee'd off now! My seller reckons the solicitors will 'know' by early next week. Fingers double-crossed. Am going to push to exchange on our sale if the problem looks to be drawn out. Don't know what the vendor will think of that idea though!

    An update at last. Estate agents have just called to say that the people on top of our chain have finally found somewhere, and have decided that they are happy to just move out and rent somewhere so that the chain can get moving. We have now been asked for a date that we would like to move :)

    I'm hoping that too :rotfl: We lost a nearly-the-dream house recently to a cash buyer :( I thought we were in a good position with our 35% deposit and no chain, but cash buyer trumps us:(
    So I encountered my first speculative seller. :mad:

    After my offer was so swiftly declined on Monday I followed it up with the EA today. Turns out she's withdrawing from the market as she's really not sure why she is selling.

    Bloody Hell I'm so disappointed, there was me thinking we were 'in' negotiation but actually she was deliberately holding out for an unobtainable hiked price which she'd never accept anyway.

    Rant over, thank you for listening.

    We've had dealings with a few of them. We had an offer on one place and they took it off the market after the October 20th announcements.

    Another viewing for us on Saturday. House needs a bit of work (not a problem) and it's in the area we want, so fingers crossed. It meets most of our requirements, except it fronts onto a busy-ish sort of road. Only a 30mph road, but it's the main road through the village. Will see!

    Never say never, I remember viewing a house that was a never because it was on a main road and I loved it so much I brought it. Was home for 5 years and I was never once bothered by the main road!

    Six months ago I wouldn't have gone to see it, but there it SO LITTLE on the market at the moment, that I'm prepared to give it due consideration!
