As part of our mortgage, we had a free valuation for 30 days after the mortgage was offered and if we don't take this up the mortgage will be withdrawn. We are giving it another week and then having the valuation done to avoid re-applying. If we have to pay for £300 for another valuation so beit I guess. We have also started to look around again. An update at last. Estate agents have just called to say that the people on top of our chain have finally found somewhere, and have decided that they are happy to just move out and rent somewhere so that the chain can get moving. We have now been asked for a date that we would like to move0 -

Reading between the lines, I think the EA knows it is massively over-priced and has tried to get the vendors to be more realistic. The vendors are probably stubborn as heck and don't believe there's anything wrong with their asking price so the EA has used you to try and reinforce his argument "see the best offer I can get for you at the moment is £230k - are you sure you won't drop the AP. That might drum up some more interest from people willing to offer a bit more than that".
Sounds like he's got them to accept that over £250k is unrealistic because of the extra stamp duty kicking in but they still believe that its a steal at £250k and won't consider going below.
Well it was a total shambles, EA didn't get back to me, so I went and knocked on sellers door. She was busy so I left my number, she called back and said the EA hadn't even called her!! I called twice asking him to speak to her. Anyway the lady is looking close to asking price as it's a separation (needs every penny) and reckons her house is better than the one that sold for £250k next door. I just said thanks, fair enough, goodbye....another seller whose house will sit on the market for a further 6mths then!
One day, some day, my dream house will fall into my lap....

Hi all
am joining the post as we have just made on offer of £250k on a 3 bed. It is on at £280k but has been on for 7mths +. Also next door sold for £195k in Aug 08 (the one we offered on has had a loft conversion giving it an extra bathroom and much bigger 3rd bedroom).
We are also cash buyers.
Gave all my reasons to EA (also added market is not great with prices down again this month) but she seemed very disinterested in my reasons for the offer. I get the distinct impression that the EA will not be selling my offer.
I do wonder how EA's earn any money at all in this kind of market, they just seem so disinterested. They have not contacted me once after any viewings I have made through them.
Any way will just have to wait and see what the vendor thinks of my offer - fingers crossed.0 -

As my partners sale approaches week 3 and the enquiries are the main focus (I sold my flat earlier this year so sick to the back teeth of the selling part) and the survey....
Our purchase (the exciting part) is in Week 2....mortgage offer issued and survey has returned today (been told it is waiting for me at home). Draft contract and property info forms sent from vendors sol yesterday so expecting next week and then que the enquiries....
Everything is moving nicely but it is ALWAYS the enquiries that hold things up....so no breathing until exchange!!! Which realistically will be Xmas at the best and Feb at the worst!0 -

i've been on and off frequenting the 'selling in difficult times' board for a little over a year, but thought i'd come over to the other side now we've made an offer on a house!!!
we're in a 2 bed and want a 3 bed with a garden. our EA showed us one nearly 2 weeks ago that we liked. we've since looked into going 'let to buy' on our current property, renting it out and getting the rent to cover the mortgage. yes, this is a risky option. i think we've thought about everything involved. and we're quite certain the costs add up.
if anyone here is doing this, i'd love some personal experience advice!!
so we've make an offer today. 5k under asking price, but the front needs work and it needs new windows. the maths seems to be working on renting our current house out. it's a gamble, but one we're prepared to make. if they dont accept, which i dont think they will, we'll just have to see, probably increase a little but can't go much higher without risking the whole thing. eek!Relax, Breathe, Love 2014 Challenges:Cross Stitch Cafe Challenger 23. So I encountered my first speculative seller. :mad:
After my offer was so swiftly declined on Monday I followed it up with the EA today. Turns out she's withdrawing from the market as she's really not sure why she is selling.
Bloody Hell I'm so disappointed, there was me thinking we were 'in' negotiation but actually she was deliberately holding out for an unobtainable hiked price which she'd never accept anyway.

Two houses, each one half of a semi detached.
Both the same except one has a loft conversion that includes a double bedroom and bathroom with toilet.
Thus, one is a 3 bed semi, the other is a 4 bed, two bathroom semi.
The 4 bed sold earlier this year.
The 3 bed is up for sale and I offered 90% of the price that the 4 bed sold for.
They refused.
They want the same price for the 3 bed that the 4 bed sold for because their house "is nicer"......0 -
Well our buyer has offer, survey and searches. Enquiries outstanding relating to freeholder queries which should be received this week. Our purchase - offer and survey completed. Very basic enquiries outstanding (vendor sent yesterday back to sol) and searches sent off 1-2 weeks ago. Vendors purchase (end of chain) survey completed no mortgage required. Couple of enquiries sent off and searches sent off 1-2 weeks ago. Very keen buyer, very keen vendor and we are very keen. We are only 4.5 weeks from offer on our sale, 4 weeks from offer on our purchase and 3.5 weeks on vendors offer on her purchase. I must say it is the quickest I have ever known but I never believe it until exchange is completed. Everyone wants to be out before Xmas and judging my our buyers third viewing this week they love it and have even ordered furniture already and brought the kids and mother around. Fingers very tightly crossed and won't rest even if there are several weeks until Xmas. The solicitors are the ones to keep tabs on!0
