    Thanks, I have thought about this, I guess the only way is to post them a card or letter to say call me if you're interested to discuss the house, or something to that effect? Don't really want to turn up un-announced!

    Thanks, I've actually bitten the bullet and called the EA and told them my offer still stands, and please let the sellers know - if they're wanting to sell then great, if not, we'll move on and offer on the other house (not that I will but there ya go lol).

    The EA will pass the info on and let me know but now it's the dreaded wait...!

    Exactly, if they want to sell, then they should at least seriously consider your offer. If they want to sell, but only at their asking price, well, they have unfortunately likely got a bit of a wait on their hands.

  • Thanks, I'm not very patient when it comes to stuff like this so am trying to keep myself busy...I bet I don't hear anything today, I HATE waiting for answers!

    I'm the same! We're going through our sale and in the process of buying and I find it hard to not know exactly what's going on at any given moment! The inner control freak in me is hard to contain :D

    blimey, this thread is slow today !

    no news from me really - got an email from EAs of our (potential) vendors to say that they have had their offer declined on their onward purchase - so, they still have yet to find somewhere to go to. Getting a bit frustrated now and considering starting to look for alternatives...

    Nada going on with us. Solicitors should have the final bits of paperwork pulled together next week (including their bill... amazing how THAT doesn't take long to do huh?) so I think we're ALMOST up to being in a position to exchange contracts hopefully. They said this was the last bit needing signing off before the big stuff. Deposit money from the bank of mum and dad should hit our account tomorrow whereby we'll punt it to the instant access savings until we get a firm date it's needed... just the waiting game. Have packed most of the non-essentials already to reduce the "omg we've not even made a dent in the packing" factor I know kicks in about box number 302 - and hubby's commandeering boxes from work most evenings on his way home.

    Not much more can do till we get a date to exchange and can set a completion date - would like to get that formalized soon because otherwise we're going to end up hitting another month's rental if we don't get our notice in within the next week or so and I'm not putting notice in until I know the purchase is in the bag.

    Hi all

    I've just joined this thread as I hope it's about to become relevant!

    I sold my last house a year ago and have been renting ever since, just looking for the right place. My last property was on the market for over 18 months and I accepted way below the asking price, actually I got less for what I had paid 5 years previous.

    So I've found somewhere I like, I want to buy, I could imagine living! I intend to make an offer tomorrow. 94% of the asking price, this still allows for a 4% increase on what was paid for it 18 months ago and I feel it isn't a cheeky offer and inline with other similar properties in the local area.

    Problem is, my offer is really FF, I have no more money, so I'm going in honest with the added bonus that I have no chain and neither does this vendor and I'd be happy to move quickly and be done by Christmas. I just hope that does the trick.

    Good luck, I think 94% of asking is a good offer so hopefully they will readily accept - if not, tell them you'll leave it on the table for a week or 2 and chances are they'd come around anyway.

    Yes - That's pretty much my only plan. Didn't think there was any point going in at 90% then increasing to 95%. But I'll keep it on table for 2 weeks. I'm trying to forget how much I like it and be OK if I don't get a deal! (I hate/love this bit!)

    I have to admit I have gone from looking to buy this winter to not touching property at all now for 12 months.

    In my part of the world - Swansea - the houses are not selling according to one or two tame EAs I know - they tell me it is a buyers' market - but I have noticed in recent weeks that houses already over-valued with asking prices of 300K to 325K are asking 345K to 350K so it is just nuts.

    I assume they think that a higher asking price might mean they get nearer the price they want but it just stops me even bothering to view. Seems to be a lot of denial and a whole lot of greed still going on.

    Also, I am going to wait and see what the public sector job cuts turn out like - might not wish to buy once they have started.
