Anyone used Ross Coates for conveyancing?

    :mad:This is the most dubious and the worst company I have ever known in my life and I wonder why they are allowed to exist/operate in UK and I would have loved to give them the more worst NEGATIVE STAR if available.

    I was given a quote and they appear cheap but after I had already instructed them based on the cheap quote, unlike other solicitors, I was told that I needed to pay £200+ additional charge for searches. I wasn't originally aware of this and I had to cough this out.

    They were quick to demand for £300 deposit unlike other responsible solicitors that I had used in the past and despite their unfaithful/false "no completion no pay" they claimed at the start of the transaction. I gave Claire W my Card details and a week later, I observed £400 was actually taken from my account.

    Today again, I have got a disappointing letter from them that they have received my mortgage offer (which was normal as I had from onset told them that I will be using a mortgage). However, to my surprise, the letter stated that in relation to due diligence carried out on behalf of my mortgage, I should pay additional fees of £300.

    To be sincere, this is the worst company I have ever come across in the UK and beyond and I wonder why UK Govt (or regulatory agencies) allow them to operate in the country to scam unsuspecting customers. They have cunningly increased the initially quoted price by 100% and yet the transaction is not nearing completion and I am now afraid that these group of scammers may continue to screw me till the end of this transaction. I will certainly need to discontinue this transaction with them.

    In addition, they have the poorest customer service that I have ever come across. Phone enters voice mails and auto reply from emails says it would take 5 working days or more to reply emails. I have never seen any serious and responsible organisation that would take more than one week to reply customers' emails.

    I have really made the greatest and unfortunate mistakes of my life for ever instructing these scammers that called themselves solicitors.

    PLEASE, PLEASE AND PLEASE, DO NOT use them because I can assure you that you will regret like I am doing now. DO NO mind those few positive reviews. I am so convinced that they are paid/sponsored reviews.

    I hope this review is useful to others. I used Harmony Law (Ross Coates solicitors) services for the purchase of my first property.

    I heard horror stories about complications of chain purchase and difficulty of communication with solicitors. However, after completion of my purchase all I can say is that those stories are only rumours. All you need is a professional solicitor and please support them and follow their lead.

    From day 1 Mr Anup and his team were in full control of situation, they guided me through all the steps, carried out searches which came back within 2 weeks.

    There was a tricky (almost deadlock) situation at the end of the process before exchange where I was getting pressed by vendor and their lawyers to complete on silly deadlines. I kept communicating with Mr Anup and left everything on Mr Anup and he protected my interest professionally and smartly. He managed to get indemnity bonds from vendor to secure me in future.

    The only suggestion i will give to potential buyers is trust your solicitors. They know what they are doing.

    I loved the fact that every correspondence was in writing and not words over the phone which people can forget.

    I am highly pleased with the case handling, speed of response, admin and professionalism.

    Definitely a brand you can trust.

    I have just used Harmony Law to purchase my property.
    I wasn't sure where to go or who to use so I did a comparison with a few different companies. My local companies were very expensive in comparison.
    Initially everything was done via email then progressed to having calls and letters from Anuk. I cannot thank Anuk enough for what he did. He guided me to make the right decisions. As I was a cash buyer I was going to forgo any type of inspections, searches etc as I didn't think they were necessary. After speaking to Anuk and him explaining exactly the risks involved I decided to proceed with them and in hindsight I'm glad I did.
    Nothing was too much for him, he and the firm were a pleasure to deal with.

    Would I use them again? Definitely

    Would I recommend them to a friend? Most certainly.

  • I have recently completed on the sale of a property using Ross Coates as my conveyancing solicitors.

    Anup Chakravorty was the conveyancer assigned to my case and I was most impressed with the level of service he provided.

    The sale itself was thwarted with various problems – chain broke down twice, land registry property boundary had to be corrected, names changed from married to maiden, and in the end, 7 months after an offer from one buyer I ended up selling to a completely different buyer.

    My coneyancer made himself available to me throughout the process. I probably contacted more than is normal because of all the various problems and not once did he fail to impress me. Only once did his phone go to answer message and then I just rang his assistant who was equally helpful.

    When I was panicking at the various hurdles, he was able to explain the process of overcoming them to me in a way that settled my nerves and made me feel like everything was in hand.

    The fees were very competitive and the final bill was exactly what I was quoted.

    My overall experience with Ross Coates was extremely good and I would not hesitate to recommend them to my friends and family.

    We exchanged today, slightly ahead of schedule. Anup was always easy to get hold of and friendly and approachable on the 'phone. I've worked both with local solicitors and online conveyancing companies in the past and Harmony Law are the best of the on-line ones that we've used, probably almost as good as a local solicitor, but much cheaper!

    Despite some testing requests from the purchaser's solicitor, Anup handled those that he could, passed to us those that needed our input and kept his sense of proportion and sense of humour when those around him (including me) were losing theirs.

    A smooth sale - I'd would happily use them again.

    I write this through tears of joy having being told we have exchanged and will complete tomorrow.

    As an eternal pessimist Matthew (our solicitor) handled my worried phone calls with professionalism and care. Nothing has been too much trouble and I can honestly say I couldn't be happier with everything.

    He explained everything to me in ways I understood and talked me through what I didn't, a tiny bit of hand holding during my worries last week, which I can't thank him enough because google was freaking me out to the max.

    You only have to check my posts on here the last week to see what poor Matthew was up against.

    I would recommend to anyone who is buying a house.

What a transformation!, in touch at every turn, progressed the purchase without fault or delay, finalised perfectly for the most economical fee, I cannot vouch for anyone else there but if you are lucky enough to instruct Claire she is something very, very special!
