So in summary:
The whole thing with Suzy is that all she wanted to do was have a fun life in Spain for herself and her boy. There's nothing wrong with that. So she decides that one way of increasing her annual income is to let out her only property. She still sees it as home according to the media.
I don't believe she saw it as a home to be honest. I believe she saw it as a money making machine which will fund her dream in Spain and cover the debt on the mortgage.
This bubble burst when she didn't factor in the possibility of her tennant suffering financial problems. It disrupted her dream of her spanish new life. She gotten angry with the tennant for spoiling the plan.
The tennant lost her money and had no control over that (assume). And had no choice but to worry about her own circumstance ie. maintain HER lifestyle for herself and her daughter. Unfortunately for Suzy this directly impacts on her lifestyle.
From all we can make out Suzy needs to get her property back to let for someone else so she can continue living in Spain. This is vital for her dreams to come true. Nothing wrong with that.
However, because she was unaware of the basic law regarding letting your property to a tennant who cannot pay and became frustrated as to why she couldn't automatically take back the property. So she used her PR clout, contacts she's obviously got, to bring in GMTV to take out her ignorance on the tennant.
The tennant cannot leave until she is accepted by the social housing system so she has to think for herself and her daughter to ensure they aren't made homeless.
I presume Carmen is rehoused or helped by friends and family whilst Suzy can take back the property that was to fulfill her dream in Spain.
This whole episode has clearly been upsetting for her as she now realises it's not so easy renting out your a property in case something like this happens again.
Ignoring all the hassle she's caused if she wants to make any 'changes' the question is what will they be and how will these changes help ensure that she can continue living wherever she wants to in the world whilst maintaining an income to fulfill that dream.
That's what it's all about after all.
I am sure a lot of us can relate to that idea can't we. It is just the method she went about it was unnecessary.
For example, my husband and I thought of letting our property out so that we can live abroad but decided it was too much hassle and considered all the consequences. We ended up thinking that letting it to the council would be the least hassle as we would be guaranteed rent for 1,3 or even 5 years depending on how long we leased it. It would no longer be our home and that was the least risk for us.
So maybe Suzy should look at ironically leasing it to the council for a steady income - it will be a lot less than she would get for private letting but at least she knows how much she will get and it will be guaranteed each month. In the current economic climate it looks like private lettings are seeing their tennants lose their jobs and their investments are also lost in the stock market. Do not expect them to always be able to fund the rent.
The current job market looks uneasy for all concerned and I think we will see a lot of landlords who own one property to be the first to suffer from this market. Unfortunately they don't seem to understand the system and have no concern for their tennants circumstance at all such that as soon as the tennant can't afford the payments they want to kick them out and make them homeless.0 -

FWIW - I don't buy the tenant lost money on the stock market excuse for any non-payment of rent, whoever made that claim. Money tied up in the market is hardly the most instant access of funds and unless all her money was tied up in BP I can't see what part of the market screwed her between Feb and August.0 -

I think the stock-market story was what Suzy refered to as gambling your money away in her statement. Curious that she recognises that as a gamble yet doesn't feel letting a property to a stranger should be viewed in the same way.0 -
She tried to let it out for 2 months she was in Peru, whereas Assured Shorthold Tenancy (AST) gives 6 months.
Whatever tenant says, an AST does not have flexibility for Landlord to turf out earlier than 6 months.
She wants the money & flexibility to turf tenants out at whim.
She had the choice to leave it empty
She did not have to take a Tenant, once that happens you have the responsibility that entails of being a Landlord.
She just doesn't get it.0 -
