    The moral of this tale is you don't own a house until the contracts are exchanged and you have completed.

    With this in mind they can't sue because of the thread if you have told the truth and the definitely can't sue for any loses due to their decision to pull out of the sale.

    Personally my opinion is they were taking the !!!!.

    I wonder who technically owns the dog now :eek: Though I'm sure you wouldn't be wanting to fight for the ownership of someone else's dead pet.

    It has been a draining day for us today.

    The EA called back at 5pm, You are right, they cannot claim compensation from us because they have decided to pull out and I assume their solicitor has advised them to come and retrieve the dog or face a genuine claim from us for the reinsatement of the garden.. They have asked whether they can come back at 12.30pm on Saturday to get back the dog for burial in their own garden. We have agreed to this on strict terms that the dog is wrapped up fully before it is brought back into the house as we dont want them bringing the dog and various debris and lord knows what else through the living room. The OH will go spare if she finds bits of dog on the shagpile. It will also put an end to the endless pegs that are strewn all over the patio table which I have to keep picking up every sodd ing morning off the patio.

    We are a bit upset tonight about the whole thing. We have practially lost our buyer in a market which is very difficult and imagine everything we have invested into buying our dream home has been lost.

    The EA is coming round Monday to take pictures of the garden as the pond is lost so I guess I will be making a rockery on Sunday.

    It has taught us a valuable lesson, it's a dogs life.

    Oh dear. I can only suggest you insist they wear NCB suits whilst on your property and also dress the dog in one immediately they drag it out of its grave.     And do make sure your camera is in full working order so we can see how the whole process goes, bit by bit and blow by blow.

    I am thinking that the vendors, given that they turned up with the dog stuffed in a recyclable bag will be unlikley to dress for the occasion.

    I am more thinking the scene from ET when they erect poly tunnels.
