I've seen a £250 deposit hike because I have one cat, which has no fleas, is completely mute so no noise and only comes indoors to eat, and maybe sleep if it happens to be raining. £250!! :eek::eek:
We didn't end up taking that house surprisingly.
Yeah doesnt it just take the pee.
Especially when you have a pet ( we have a jack russell)
We are looking for unfurnished as we have our own everything
And the floors are tiled/laminate/lino

as a LL and looking at the pet issue... you dont know what sort of animal it may be - or - more importantly - what sort of animal it may become.... bored in a new home, chewing skirtings, peeing on carpets, scratching furniture/wallpaper...
animal lovers tend to have a rosy view of their pets behaviour - whilst i was being bitten and scratched and my dress ripped by an enormous alsatian its owners just laughed and said "he's only playing !!"! - "no he's attacking me"
They thought me utterly unreasonable to ask them to pay to have my dress repaired by a professional.....
i digress
animals are unpredictable.. and that is why landlords often want more deposit...
i know one house where the LL had to replace floor boards because the animal urine had so saturated it, he cou ld not get rid of the smell .... those sorts of expenses dont get covered by a few hundred deposit....0 -
I'd like to see my cat wee enough to destroy floorboards...well actually I wouldn't but it's not going to happen is it. There is a huge difference between 'small outdoor cat' and 'untrained large dog', which is why my LL has a blanket dog ban after getting a house destroyed once in the way you describe and allowed my cat! Which I am well aware is a total PITA especially of anyone leaves food out (it loves crisps and coleslaw - weird for a cat) it's never weed on or scratched a carpet, that's what outside is for
Lynz I've seen some beautiful houses, but OH is going to have to go down and stay with his mum and find a job before we can really go, don't really want to go through the polaver of him being unemployed! Watch this space thoughbet now he'll get down there, fin a job, there won't be anything and I won't be able to see him for weeks at a time :rotfl:

but if any landlord tried to evict a tenant on smoking grounds ... i bet you anything you lke that this legislation would form part of the tenants' defence.....
You do understand what ground 12 is do you, breach of contract an express term in the contract.
But to be sure the Landlord could use the special AST ground S21 no defence end of story.
If you could show me where in the Act banning smoking in public places etc it gives the statutory right to smoke in areas not covered by the Act and where this has become a statutory right in a AST agreement, i will readily accept I am wrong.0 -

A little off-topic I know, but I know a couple who actually do have a maximum visitor clause in their contract.
The flats I rented as a student both had clauses saying no more than 10 people in the flat at the same time which meant if my family came to visit we were technically breaking the lease. We ignored that!0 -

my tenant from hell last year had a jack russell.. she used to leave it locked in the kitchen and it scratched and clawed the door into the rest of the house so much that it needs a new door - she also left it in the garden for hours at a time and it scratched the back kitchen door so much i needed a carpenter to take it off, sand it back, re varnish it etc etc....
it also peed all over a parquet floor which swelled up and has never successfully gone back down again....
small dogs can be just as destrutive as big dogs0 -
Clutton I think in that case it was the owner that was the problem not the dog :eek: although I retract saying that I don't see how one could cause damage, they can cause damage if left locked in one room!

That dog was mistreated and neglected.

i think Tenant from hell may have been the clue..... !!
this is where dog owners and non-dog owners differ...
i didn't care a tinkers cuss whose fault it was.... it cost me a shed load of money......
Lynz - i was MUCH more concerned about the children in that scenario... this tenant refused me access for a LGSC and other repairs and i was foolish enough to not force entry to do so... when i did finally get in there was a serious gas leak....
the dog looked healthy enough.... it was just bored...0
