  • I guess it's not doing you any harm at the moment, when the occupiers leave just keep their deposit for 'deep cleaning'.

    And it's not old fashioned - some people lie. They always have, and always will.

    Nearly all AST have a clause that you cannot smoke in the property, I am on my 3rd rented home, and I (and my hubby) smoked in both previous properties, always in the kitchen with the window or door open, when we moved out we scrubbed the place from ceiling to floor (there were no soft furnishings, no carpet, no curtains) and on both occasions after smoking for a year we got our full deposit back.

    In fact in both properties we received a "thank you" for handing it back in better condition than when we moved in.

    So, I just wanted to say that not all smokers are inconsiderate or bad tennants!

    It is all about having respect for where you live, and putting in the effort when you move out to hand the property back the way you found it (or in our case better!

    Years ago I was at a friend's flat in Germany and in her tenancy agreement the only place you could smoke was on the balcony. This was also where they traditionally kept the beer and white wine in winter. Nice custom.

    When I arranged the insurance on the house it asked whether smoking was permitted in the house and I said it was not.

    It's in the contract too. There is a smoke alarm on the landing and it is just a one-bed property, so very small.

    I can't see the point in putting things in a contract if people are saying you wouldn't be able to stop them. Things like No Pets, No Smoking, No children.

    I smoke. I signed a "no smoking" agreement..... but I NEVER smoke indoors, or even hanging out of the window. If my LL had driven past at 3am, mid-winter, in a howling gale, they would have seen me huddled outside, in my PJs, under my umbrella....

    No pets and no children you certainly would have trouble with.

    You're the one "jumping" .... to wrong conclusions.:p

    I didn't say I stated all of those when I was seeking a tenant but many people do. It is very common to see No Pets, No Smoking. And some people feel that their property is not suitable for children and will put that too.
